Das Zimmer hat eine Gesamtfläche von 13 m² mit großen Fenstern. Obwohl es keine Vorhänge gibt, sind bereits Haken installiert, um welche aufzuhängen. Es verfügt über ausreichend Steckdosen und eine direkte Internetverbindung per Kabel oder WLAN. Das Zimmer wird teilmöbliert vermietet, mit einem 90x200 cm Bett (ohne Matratze), einem Schreibtisch mit zwei "Ikea Alex"-Schubladen und einem Möbelstück zur Platzierung eines Fernsehers. Es gibt eine einmalige Ablösesumme von 350 Euro für die Ausstattung und Möbel, die wir zu Beginn unseres Aufenthalts in der Wohnung angeschafft haben.
Die Wohnung verfügt über eine voll ausgestattete und geräumige Küche sowie ein großes, modernes Badezimmer. Beide Bereiche wurden vor weniger als zwei Jahren renoviert und saniert.

The room has a total area of 13 m² with large windows. Although it does not have curtains, there are already hooks installed to hang them. It has sufficient electrical outlets and a direct internet connection via cable or Wi-Fi. The room is rented partly furnished, including a 90x200 cm bed (without the mattress), a desk with two "Ikea Alex" drawers, and a piece of furniture for placing a TV. There is a one-time fee of just 350 euros for the equipment and furniture we purchased at the beginning of our time in the apartment.
The apartment features a fully equipped and spacious kitchen, as well as a large, modern bathroom. Both areas were renovated and refurbished less than two years ago.

Die Lage könnte nicht zentraler sein. Die Wohnung befindet sich nur 3 Minuten zu Fuß vom Isartor-Bahnhof und der Maximilianstraße entfernt und weniger als 10 Minuten von Marienplatz. Die Möglichkeiten für Einkäufe und soziale Aktivitäten in der Umgebung sind enorm. Nur eine S-Bahn-Station entfernt, am Rosenheimer Platz, gibt es ein kleines Einkaufszentrum mit Aldi, DM und weiteren Geschäften von Interesse.

The location couldn’t be more central. The apartment is just a 3-minute walk from Isartor train station and Maximilianstraße and less than 10 minutes from Marienplatz. The opportunities for shopping and social gatherings in the area are immense. Just one train stop away, at Rosenheimer Platz, there is a small shopping center with Aldi, DM, and other useful stores.

Dein Mitbewohner wird Carlos sein, ein dreißigjähriger spanischer Architekt mit großer Leidenschaft für Musik und Sport. Obwohl wir die Wohnung nicht als eine "Party-Wohnung" betrachten, suchen wir eine Atmosphäre, in der persönlicher Freiraum respektiert wird, aber auch Zeit für ein wenig Geselligkeit bleibt – sei es beim Kochen oder beim gemeinsamen Bier am Abend.
Carlos ist eine offene und ruhige Person, mit der du über verschiedene Themen sprechen kannst – und vielleicht lernst du sogar ein bisschen Spanisch dabei! :)

Your flatmate will be Carlos, a thirty-something Spanish architect with a great passion for music and sports. While we don’t consider the apartment a “party flat”, we’re looking for an atmosphere where personal space is respected, but there’s also time to socialize a little in the evenings – whether while cooking or sharing a beer.
Carlos is an open-minded and calm person with whom you can talk about various topics – and maybe you'll even pick up some Spanish along the way! :)

Der Internetvertrag läuft derzeit auf meinen Namen, daher ist es notwendig, den Vertrag auf die Person zu übertragen, die das Zimmer mietet (natürlich zu den gleichen Konditionen). Das ist wichtig, denn die Alternative wäre, dass du mir das Geld jeden Monat überweist. Ich denke jedoch, dass eine Vertragsübertragung die einfachere und transparentere Lösung ist.
Die erste Mietzahlung und die Kaution werden zunächst an mich überwiesen, danach läuft alles direkt über den Vermieter.

The internet contract is currently in my name, so it will be necessary to transfer it to the person renting the room (under the same conditions, of course). This is important because the alternative would be for you to send me the money every month, and I believe transferring the contract is a simpler and more transparent option.
The first payment and the deposit will be transferred to me first, and after that, everything will go directly through the landlord.
