English: Bright, fully furnished room (16 m²) with a 140 x 200 cm bed, wardrobe, desk with chair, and a cozy reading armchair. The room is already set up and is intended to remain as it is. There is no space for your own furniture, making it particularly ideal for someone who is new to Munich and looking for short-term accommodation. It is also fully equipped with bed linens, towels, pillows, and everything you need to feel at home right away. The apartment has two toilets, one of which is in a bathroom with a shower and bathtub. The kitchen is fully equipped, including plates, cups, microwave, oven, and everything you need to prepare meals. You’re also welcome to use the living room and the balcony. The rent is 800€ including all utilities. Currently, our roof is being renovated, and there is scaffolding in front of the windows, so you’ll need to be okay with that. The room is available from January 7th and the move in date is flexible, and the move out date may be flexible, but for the moment it is the 1st of April.

Das Zimmer ist bereits eingerichtet und soll so bleiben. Es gibt keinen Platz für eigene Möbel, was es besonders gut für jemanden macht, der neu nach München zieht und eine kurzfristige Unterkunft sucht. Es ist auch komplett ausgestattet mit Bettwäsche, Handtüchern, Kissen und allem, was du benötigst, um dich direkt wohlzufühlen. Die Wohnung verfügt über zwei Toiletten, eine davon in einem Badezimmer mit Dusche und Badewanne. Die Küche ist vollständig ausgestattet, inklusive Geschirr, Tassen, Mikrowelle, Backofen und allem, was du für die Zubereitung von Mahlzeiten brauchst. Das Wohnzimmer und den Balkon kannst du auch mitbenutzen. Die 800€ Miete beinhaltet die Nebenkosten. Gerade wird unser Dach saniert und es steht ein Gerüst vor den Fenstern, also musst du damit in Ordung sein. Das Zimmer ist ab dem 7. Januar verfügbar und das Einzugdatum ist flexible und das Auszugsdatum kann flexibel sein, momentan ist es jedoch der 1. April.
English: The apartment is located in Haidhausen, just 2 minutes from the tram, S-Bahn, U-Bahn, and bus stops at Ostbahnhof. Nearby, you'll find Lidl, Aldi, Edeka, DM, and everything else you need. The Isar River and English Garden are only 15 minutes away.
Deutsch: Die Wohnung befindet sich in Haidhausen, 2min von der Trambahn, S-Bahn, U-Bahn und Bushaltestelle Ostbahnhof. In der Nähe gibt es einen Lidl, Aldi, Edeka, DM und alles was du brauchst. 15min von Isar und Englischem Garten entfernt.
Hi, my name is Janine, and I’m 55 years old and originally American. I also speak German fluently. I’m lucky to live in the charming neighborhood of Haidhausen, and I now have a room available since my daughter has moved to another city for work. Over the years, I’ve had very positive experiences with flatmates, and I’m excited to share my beautiful flat with someone new.
I work nearby, so I’m very familiar with the area, and I’m looking for a roommate who values respect, cleanliness, and open communication. The flat is well-maintained, and we would share the responsibility of cleaning common areas once a week.

Deutsch: Hallo, mein Name ist Janine, ich bin 55 Jahre alt und ursprünglich Amerikanerin, aber ich spreche auch Deutsch. Ich habe das Glück, in der charmanten Nachbarschaft von Haidhausen zu wohnen, und nun ist ein Zimmer frei, da meine Tochter für ihre Arbeit in eine andere Stadt gezogen ist. Über die Jahre habe ich nur positive Erfahrungen mit Mitbewohnern gemacht und freue mich darauf, meine schöne Wohnung mit jemand Neuem zu teilen.
Ich arbeite in der Nähe, kenne die Gegend also sehr gut, und ich suche einen Mitbewohner, der Respekt, Sauberkeit und offene Kommunikation schätzt. Die Wohnung ist gut gepflegt, und wir würden uns die Verantwortung teilen, die gemeinschaftlichen Bereiche einmal pro Woche zu reinigen.
Ich koche gerne und würde ab und zu auch gerne Kochabende veranstalten, wenn du daran interessiert bist. Obwohl ich sehr gesellig bin und gerne Zeit mit Freunden verbringe, schätze ich auch ruhige Momente und meinen persönlichen Raum. In meiner Freizeit treffe ich gerne Freunde, mache Zumba und lese.
Das Zimmer ist bereits eingerichtet, da es der Raum meiner Tochter war, und es hat eine gemütliche, heimelige Atmosphäre. Ich würde es gerne so belassen, was es zu einem idealen Ort für jemanden macht, der neu in München ist oder nur für eine kurze Zeit bleibt. Dieses Zimmer wäre auch perfekt, wenn du während der Woche in München arbeitest und an den Wochenenden verreist.
