Die 57m2 Wohnung mit befindet sich im 1. Stock eines Mehrfamilienhauses in der Landshuter Allee, direkt gegenüber vom berühmten Olympiapark. Die Wohnung wurde Ende letzten Jahres saniert und du kannst dich über neue Fußbodenbelege im Landhausdesign bzw. neue Fliesen, neue Türen, ein vollständig erneuertes Bad und eine neue Küche inkl. Backofen, Waschmaschine und Spülmaschine freuen.
Das noch freie Zimmer ist knapp 15 m2 groß. Die Miete beträgt 800,-- zzgl. EUR 50,-- Nebenkostenvorauszahlung.
Auf Wunsch ist es möglich das Zimmer auch möbliert zu mieten, in dem Fall steigt die Miete um 75 Euro pro Monat.

The apartment is on the 1st floor of an apartment building in the Landshuter Allee, directly opposite of world famous Olympiapark. The apartment has been renovated in the end of last year and you can look forward to new flooring, new doors, a completely remodeled bathroom and beautiful new kitchen which includes a dishwasher and a washing machine.
The room that has almost 15 m2. The monthly rent is 800 Euros plus 50 Euros advance payment for utilities.
If you wish, you can also rent a furnished room. In this case, the rent will be EUR 75,-- higher per month.

Die Wohnung liegt äußerst zentral in der Landshuter Allee. Direkt vor dem Gebäude fährt der Bus ab, der dich in das Szeneviertel Schwabing bringt. Die Straßenbahnhaltestelle ist gut 100 Meter entfernt, von hier hast du direkten Anschluss zum Hauptbahnhof und zum Hauptbahnhof und zum Sendliger Tor (=Innenstadt). Die U-bahn-Haltestelle Gern ist ca. 10 Minuten zu Fuß entfernt.
Die Geschäfte des täglichen Bedarfs, wie z.B. Supermarkt, Apotheke, Metzger, Bäcker, sind fußläufig erreichbar. Gute, kostenlose Parkmöglichkeiten gibt es direkt in der Landshuter Allee auf der gegenüberliegenden Straßenseite (kein Parkschein nötig).
Das wahre Highlight ist aber die unmittelbare Nähe zum Olympiapark, der direkt auf der anderen Straßenseite beginnt. Die „grüne Lunge von München” bietet viele Spatzier- und Wanderwege, Biergärten, Picknickmöglichkeiten, ein Schwimmbad und natürlich das wunderschöne alte Olympiastadion, in dem jeden Sommer das Who is Who der internationalen Superstars Konzerte gibt. Der Olympiaberg ist ein heißer Ort für Drinks bei Sonnenuntergang und kostenlose Konzerte, wenn Ihr Lieblingskünstler in der Stadt ist.
Ein Calisthenics-Park ist in der Nähe und auch das Dantebad, eines der besten Freibäder. Mit der Straßenbahn 20/21 erreichen Sie das Zentrum in 15 Minuten.

The apartment is centrally located at the Landshuter Allee. There is a direct bus, leaving in front of the house, which will take you directly to Schwabing, one of the most famous districts of Munich with many restaurants and bars at hand. The tram station is just 100 meters away and from there, you have direct access to the main train station and Sendlinger Tor (=city center). The subway station Gern is around 10 minutes away by foot.
Shops like supermarkets, pharmacy, butcher, bakery etc. are within walking distance.
Maybe the best thing about the location however is the close proximity to Olympiapark, which begins just on the other side of the street. Here you will find a lot of hiking opportunities, as well as several beergardens, the icehockey arena of the FC Bayern Munich and of course the old Olympic Stadium, which hosts the Who is Who of international Pop and Rock starts, performing there during the summer months. The Olympiaberg is a hot spot for sunset drinks and watching free concerts when your favorite artist is in town.
A calisthenics park is in proximity and also Dantebad, one of the best outdoor swimming pools. You can get to the center within 15 minutes with the 20/21 tram.
