Hello everyone!
For rent is a 16m2 room with a new 90cm x 200cm bed with mattress. The wardrobe, dresser, storage cubby with cubes, bedside stand, wastepaper basket, and door hanger are also all new. In addition, there is a desk and chair with a lamp and file organizer. To come still are a couple shelves above the desk and a mirror (we will drill these in). The room has access to a shared balcony and is southwest-facing, meaning it is generally sunny both in the room and on the balcony.
Apartment amenities include a washing machine, dishwasher, microwave, electric kettle, and communal kitchen items. There is also internet of 100 Mbps.
Upgrades to the appt (decor- and modernizing-oriented) are in the planning stage and to come. These are mild and nondisruptive. The room can be rented starting mid-Nov until end Jan, with the possibility to prolong. If you have any needs, please voice them. I generally want people to feel well and for us to be comfortable with each other :-)

Hallo zusammen!
Zu vermieten ist ein 16m2 großes Zimmer mit einem neuen 90cm x 200cm großen Bett mit Matratze. Kleiderschrank, Kommode, Ablagefach mit Würfeln, Nachttisch, Papierkorb und Türhänger sind ebenfalls alle neu. Außerdem gibt es einen Schreibtisch und Stuhl mit Lampe und Aktenregal. Es kommen noch ein paar Regale über dem Schreibtisch und ein Spiegel (wir werden diese einbohren). Das Zimmer hat Zugang zu einem gemeinsamen Balkon und ist nach Südwesten ausgerichtet, was bedeutet, dass es sowohl im Zimmer als auch auf dem Balkon im Allgemeinen sonnig ist.
Zu den Annehmlichkeiten der Wohnung gehören eine Waschmaschine, ein Geschirrspüler, eine Mikrowelle, ein Wasserkocher und gemeinschaftlich genutzte Küchenutensilien. Es gibt auch Internet mit 100 Mbit/s.
Upgrades der Wohnung (dekorativ und modernisierungsorientiert) sind in Planung und werden folgen. Diese sind geringfügig und störungsfrei. Das Zimmer kann ab Mitte November bis Ende Januar gemietet werden, mit der Möglichkeit einer Verlängerung. Wenn Sie Wünsche haben, äußern Sie diese bitte. Ich möchte grundsätzlich, dass sich die Leute wohlfühlen und wir uns miteinander wohlfühlen :-)

The location is actually superb, right at the tram/bus stop Ostfriedhof, at a 4-way intersection with trams and buses going all directions and metro <10 min walking distance. Various shops, grocery stores (Edeka, Penny, Rewe), pharmacies (also dm, Rossmann), washing salons, fast food, and so on are all nearby and along the Tegernseer Landstraße strip in a 5-10 min distance. Ostbahnhof train station can be reached directly by bus downstairs in 10 min, with trains and S-Bahn to local and intercity destinations. Walking downtown, the Isar River is 20 min away and the Sendlinger Tor area is 30 min away. There are also various parks nearby.

Die Lage ist wirklich hervorragend, in Giesing direkt an der Straßenbahn-/Bushaltestelle Ostfriedhof, an einer Kreuzung mit vier Straßenbahnen und Bussen in alle Richtungen und U-Bahn <10 Minuten zu Fuß. Verschiedene Geschäfte, Lebensmittelläden (Edeka, Penny, Rewe), Apotheken (auch dm, Rossmann), Waschsalons, Fastfood usw. befinden sich alle in der Nähe und entlang der Tegernseer Landstraße in 5-10 Minuten Entfernung. Der Ostbahnhof ist mit dem Bus unten in 10 Minuten direkt zu erreichen, mit Zügen und S-Bahnen zu lokalen und überregionalen Zielen. Die Isar ist zu Fuß in die Innenstadt 20 Minuten und das Sendlinger Tor 30 Minuten entfernt. In der Nähe gibt es auch verschiedene Parks.

Someone who is somewhat laidback, values cleanliness/ tidiness and harmony, preferably studying or working a lot too (especially if you are here only for weekdays, “Wochenendheimfahrer/in”), and likes to socialize every so often. Age range ~25-35 preferred, can be a few years flexible.
