Just some information to make things clear first to save each other’s time.
The room is available from 01.03.2025. Only a minimum period of 6 months can be considered. Deposit is 3-month Rent + Nebenkost, which is 1690 EUR. Only transferring the deposit is considered as official. It is also okay to transfer half first then the other half at a later time.
About the room:
The room is of size 14 m2. It has a cozy window looking over at the balcony.
The house comes unfurnished but you can possibly buy the following set of furnitures from the current flatmate - Wardrobe, Desk, Black Chair, Bookshelf. You can discuss the price with the person moving out.
The electricity and wifi cost is shared among the three flatmates.

Shared space:
The living room is shared between three flatmates and it has two big couches. We share some board games and temporarily use a monitor to watch some movies on some weekends.
The Bathroom includes a bathtub, WC and a Washing Machine.
In addition to these, we have a small storage room where we currently store our shoes and cleaning supplies. A Keller at the basement is also available to store other stuffs.
Wir sind Hannes und Balahari👋
Wir suchen nach einer netten und freundlichen Person für unsere WG in Unterföhring, da unser alter Mitbewohner auszieht.
Ich bin wissenschaftliche Mitarbeiter und Hannes studiert Chemie an der TUM.
Da wir eine internationale WG sind, sprechen wir hauptsächlich Englisch. Ich lerne zwar grade Deutsch, trotzdem wären grundsätzliche Englisch-Kenntnisse von Vorteil ;)
Ein Plus wäre, wenn du schon mal in einer WG gewohnt hast und das grundsätzliche Miteinander schon kennst.😊
Für uns sind Ordnung, Ruhe, gute Kommunikation und ein guter Vibe wichtig. Jeder hat mal Stress oder viel zu tun, das kennen wir beide auch.
Wir haben oft Besuch und freuen uns, wenn das Wohnzimmer benutzt wird, aber da wir in einem Mehrfamilienhaus leben, sind regelmäßige Partys leider nicht drinnen.
Wir arbeiten beide und sind lange im Labor, weswegen es eh unter der Woche ruhiger ist.
Dafür kochen und backen wir gerne und oft zusammen. Ich koche gerne Gerichte aus Indien und Hannes zeigt mir nischige deutsche Gerichte.
Wir hätten sehr Lust, auch mit dir etwas zu unternehmen. Natürlich no pressure, wir verstehen, auch wenn du viel zu tun hast.

The earlier flatmates were also students from either LMU or TUM. It is a quiet neighbourhood and fits well for students.
We do have a cleaning Plan for the house and maintain it well.
We expect the roommate to have prior WG experience in Germany.
