This apartment is undergoing a complete, high-quality renovation that will be finished early October 2024 and includes:
- New, very modern bathroom (incl. a premium Miele washing machine and a premium Miele dryer)
- New, very modern kitchen (incl. microwave, dishwasher, fridge/freezer, oven, stove, bar area to sit and eat)
- New electricity & lamps
- New doors, walls plastered & painted white
- New built-in closet
The apartment is located on the 4th level of a 9-level block of flats and is sized 69 sqm. Besides the shared rooms (kitchen, bathroom, separate toilet, cabin in cellar), the apartment comprises 3 rooms, all reachable from the corridor. The whole apartment is currently reconstructed, to-be-finished in 10/2024, including a brand-new bathroom (incl. premium Miele washing machine and a Miele dryer) and a new, very modern kitchen. The middle room is sized 15sqm, and the smallest room 10 sqm. All rooms are equipped with modern floors and modern windows. If wished, a tenant may separately rent an underground car parking.
Note: the here shown fotos are NOT from this apartment (as it is currently still in reconstruction) but from an apartment in the same street having the same size and ground floor that was reconstructed 4 years ago. This apartment will be furnished the same way. Bathroom and kitchen are even a bit more high quality and modern.
The apartment in located in Munich-Neuaubing, only 400m/4 minutes away from the suburban train station Westkreuz where two lines are operating (S6, S8). Via suburban train, the city center (Marienplatz) can be reached in 15 minutes. The flat is ideally located for people working in the city center or at the “Stammstrecke” of the Munich suburban train system, in Western Munich, or the science campus Grosshadern-Martinsried (LMU, MPI, Helmholtz). The bus lines 57, 157 and N77 are also within walking distance of the flat.
The apartment block is surrounded by a park with grown-up trees. All daily shopping needs can be satisfied within walking distances (groceries, discounter groceries, drug store, bakery…) – a car is not necessary. One suburban train stop away lies the train station Munich-Pasing, Bavaria’s fourth largest train station with many high-speed train connections. Next to it lies one of Munich’s largest shopping malls (Pasing Arcaden) comprising >100 shops and fulfilling most shopping needs.

Thus, there is no risk of late payments at the end of the year (as there is no annual statement – the monthly rent is an all-inclusive flat fee rent).
This room is ideally suited for a Master/Ph.D. student from the Grosshadern-Martinsried campus (LMU, MPI, Helmholtz…), young professionals working in central or western Munich or a person having its second home in Munich for work purposes. The apartment was fully reconstructed in October 2024.
Note:
- Due to the location, this apartment is not suited for students of TUM (campus Garching) or UniBW, as the commute to TUM is one-way over 1 hour. I experienced that this is a burden no one wants to accept longer term, i.e., tenants then move out relatively shortly afterwards. I aim to rent-out mid-term (i.e., with a time horizon of 2-3 years)
- I don’t rent-out short terms, e.g., a couple of months for an internship
