The unfurnished room is 12.3 m^2 in size and offers access to the shared south-east facing balcony. The apartment has a bathroom with bathtub and toilet as well as a second separate toilet. There is also a shared storage room in the apartment and a cellar in the attic. The apartment is on the 1st floor. Part of the basic rent is a shared underground parking space.
The kitchen is fully equipped with washing machine and dishwasher. Refrigerator, stove, oven, dishwasher and extractor hood were newly purchased in 2023.
The basic rent is 550€ per month, plus additional costs including internet of 150€ per month. The deposit is €1550 and a transfer fee of €400 is due for the kitchen equipment.
Die Wohnung liegt in der Nietzschestrasse in Milbertshofen. U2-Haltestelle Milbertshofen ist zu Fuß in 5min zu erreichen, U3-Petuelring in <10min. LMU und TUM sind in ca. 20min mit dem ÖPNV entfernt.
Bis zum Olympiapark ist es ca. 1km, Luitpoldpark und Petuelpark sind in wenigen Gehminuten zu erreichen. Direkt gegenüber des Hauses befindet sich ein Rewe mit Bäcker sowie eine DHL-Packstation. In der näheren Umgebung gibt es mehrere Restaurants so wie eine Reihe weiterer Geschäfte.

The apartment is located on Nietzschestrasse in Milbertshofen. U2 stop Milbertshofen can be reached on foot in 5min, U3-Petuelring in <10min. LMU and TUM are about 20min away by public transport.
The Olympiapark is about 1km away, Luitpoldpark and Petuelpark can be reached in a few minutes on foot. Directly opposite the house is a Rewe supermarket with a bakery and a DHL packing station. There are several restaurants in the immediate vicinity as well as a number of other stores.
In der Wohnung leben Dominik (25) und Felix (23), beides Master Studenten. Wir treiben beide viel Sport und Kochen abends gerne gemeinsam mit Freunden. Ab spätestens 23 Uhr ist es unter der Woche in der Regel ruhig.

Dominik (25) and Felix (23), both Master's students, live in the apartment. We both do a lot of sport and like to cook together with friends in the evenings. It's usually quiet from 11 p.m. at the latest during the week.
Das Zimmer wird ab 01.03.2025 vermietet, ggfs. ist ein früherer Einzug möglich.
