MITBEWOHNER*IN für großzügig geschnittene 2 Zi-Altbauwohnung (+Wohnküche, Bad, WC = 72qm) gesucht!

Das Zimmer hat 15qm und ist MÖBLIERT, so wie auf den Bildern zu sehen ist, und hat ein großes Fenster nach Süden.
In der ganzen Wohnung ist altes Eichenparkett, auch in der gemütlichen Wohnküche.
Bad und WC sind getrennt , sinnvoll für eine WG und spart Ärger - genauso wie die Spülmaschine in der Küche. ;-)
WICHTIGER HINWEIS: In der Wohnung wird GERAUCHT!
Zwar hauptsächlich in meinem Zimmer, aber auch in der Küche - z.B. wenn Besuch da ist.
Daher bevorzuge ich rauchende*n Mitbewohner*in oder TOLERANTE*N Nichtraucher*in!!!

---> ROOMMATE wanted for a spacious 2-room apartment in an old building (+ kitchen, bathroom, toilet = 72sqm)!
The room has 15 square meters, is FURNISHED as you can see in the pictures, and has a large window to the south.
There is old oak parquet throughout the apartment, including the cozy eat-in kitchen.
Bathroom and toilet are separate, useful for a flat share and saves trouble - just like the dishwasher in the kitchen. ;-)
IMPORTANT: People SMOKE in the apartment, mainly in my room, but also in the kitchen - e.g. when there are visitors. Therefore I prefer smoking roommates or tolerant non-smokers!!!
If that suits you, I'd be happy if you send a short description of yourself and maybe a photo.

Die Wohnung liegt sehr zentral in Sendling, gleich beim Harras, in einer recht ruhigen Straße (Fahrradstraße).
In 3-5min ist man bei U6 (in 6min am Sendlinger Tor), S-Bahn, verschiedenen Bussen (+Nachtbus), Supermarkt, Apotheke, Banken, Post, Eiscafé, etc.
Ins Grüne ist's auch nicht weit (Westpark,Isar) --> für Radler/Jogger ideal!
---> The apartment is located very centrally in Sendling, right next to Harras, in a fairly quiet street (bicycle street).
In 3-5 minutes you are at U6 (needs 6 minutes to the center), S-Bahn, various buses (+ night bus), supermarket, pharmacy, banks, post office, ice cream parlor, etc.
It's also not far into the countryside (Westpark, Isar) --> ideal for cyclists/joggers!
Mit meinen 59 Jahren habe ich sicher nicht das typische WG Alter, aber dafür bringe ich etliche Jahre WG Erfahrung mit! Bis jetzt lief's mit Mitbewohner*innen aller Altersklassen gut!
Bin ein friedlicher Mensch, koche gerne, bin mal gesellig, mal Türe zu....
Gegenseitiger Respekt ist für mich grundsätzlich Voraussetzung!
Ich habe auch nichts gegen Besuch oder Feste - auch in der Wohnküche.
Da ich selbständig bin, arbeite ich unregelmäßig, bin aber mehr ein Nachtmensch.

I'm a peaceful person, I like to cook, sometimes I'm sociable, sometimes the door is closed....
Mutual respect is a basic requirement for me!

Since I'm self-employed, I work irregularly, but I'm more of a night person.
Außerdem solltest du grundsätzlich tierfreundlich sein, denn mit mir wohnt auch noch Lou - ein sehr liebes Hundemädel - allerdings nur 3-4 Tage in der Woche.
Sie ist sehr unaufdringlich und ruhig, bellt auch nicht.
---> And you should be animal-friendly, because Lou - a very nice doggy girl - also lives in the house, but only 3-4 days a week.
She is very unobtrusive and calm, and does not bark either.
