Die Wohnung liegt hofseitig, mit Blick auf einen alten, stimmigen Kirchturm.
Vom Grundriss ist das frei werdende Zimmer eher rechteckig und hat ein Fenster Richtung Osten, das heißt morgens bis gibt es viel Sonnenlicht. Es wurde ein schöner, dunkler Laminatboden verlegt, wie überall in der Wohnung.
Die Möbel lasse ich im Zimmer, aber ich räume dir natürlich Platz in den Regalen und im Schrank frei. Und es gibt ein E-Piano und einen Plattenspieler. Mein Fahrrad kommt auch in den Keller.
Die Miete ist in allem 370 € (Wasser, Strom, W-Lan, Gas etc.).
Die Gemeinschaftsräume bestehen aus:

The flat is on the courtyard side, with a view of an old, harmonious church tower.
The floor plan of the vacant room is rather rectangular and has a window facing east, which means there is plenty of sunlight in the morning. A nice, dark laminate floor has been laid, like everywhere else in the flat.
I'll leave the furniture in the room, but I'll clear some space on the shelves and in the cupboard, of course. And there is an electric piano and a turntable. My bicycle will also go in the cellar.
The rent is all in all 370 € (water, electricity, wifi, gas, etc.).
The common rooms consist of:

Die Wohnung liegt sehr zentral mit guter Anbindung in der Nähe der Josefstädter Straße im bunten Ottakring.
U6: 5 min Fußweg
5er-Straßenbahn: 8 min.
2er-Straßenbahn: vor der Tür
N46-Station: 3 min
Diverse Geschäfte sind in 3 - 5 Minuten erreichbar: Bipa, DM, Hofer, mehrere Spar- und Billa-Filialen, Post, Apotheke, Bank. Wer gerne auf einem Markt einkaufen geht, findet in 5 Minuten Fußweg entweder den Brunnenmarkt oder am Samstag den Bauernmarkt am Yppenplatz. Der Yppenplatz ist generell ein Highlight mit seinen hippen Cafes und Leuten ;)
Bei der Josefstädter Straße spielt sich auch ein reges Nachtleben ab was nicht nur für Partygänger interessant ist. In den Lokalen um die Straße herum gibt es viel (und verschiedenes) Live-Musik Angebot von Jazz und Traditional zu Rock & Pop sowie Comedy Nights und vieles mehr.

Various shops can be reached in 3 - 5 min: Bipa, DM, Hofer, several Spar and Billa shops, post office, pharmacy, bank. If you like to go shopping at a market, you will find either the Brunnenmarkt or on Saturdays the farmers' market at Yppenplatz within a 5-minute walk. Yppenplatz is generally a highlight with its hip cafes and people ;)
Josefstädter Straße also has a lively nightlife which is not only interesting for party people. The bars around the street offer a lot (and different) live music from jazz and traditional to rock & pop as well as comedy nights and much more.
In der WG leben Jana, Kathi und Jonas.

Jana(23) studiert Philosophie, bis sie ins Medizinstudium reinkommt. Nebenher jobt sie bei Swing Kitchen und fährt Rettung. Sie ist gerne mit Freunden unterwegs, geht gerne laufen und liebt Techno.
Kathi (27) ist gebürtige Tirolerin, arbeitet bei einer NGO, ist sehr aufgeschlossen und in ihrer Freizeit viel unterwegs. Sie ist sportlich und geht gerne schwimmen, laufen und wandern. Kathi ist für ein Glas Wein und einen Plausch im Wohnzimmer leicht zu begeistern.
Ich (Paul) ziehe wegen Erasmus für ein Semester nach Spanien, daher wird mein Zimmer hier für das Wintersemester 2023/24 frei.
Alle drei sitzen gerne zum Tratschen, Essen oder einem Glas Wein zusammen. Wir haben auch eine solide Sammlung an Brettspielen! Sonst kann man auch gut zusammen zum Yppenplatz oder gucken was sonst so in der Stadt geht.
Die WG ist definitiv keine Zweck WG. Wir suchen jemanden, der gerne am WG-Leben mitgestalten will, ruhig und ordentlich ist und dem/der ein respektvolles Miteinander wichtig ist.
Jede/r hat in seinem Zimmer eine kleine Ruheoase/einen Rückzugsort und wenn man gern mit wem reden möchte, trifft man meistens jemanden in der Wohnküche an :)

Jana, Kathi and Jonas live in the shared flat.
I (Jonas) am moving to Finland for a semester because of Erasmus, so my room here will be available for the summer semester of 2023.
Jana(23) is studying philosophy until she gets into medical school. On the side, she works at Swing Kitchen and drives rescue. She likes to be out with friends, goes running and loves techno.
Kathi (27) was born in Tyrol, works for an NGO, is very open-minded and travels a lot in her free time. She is sporty and enjoys swimming, running and hiking. Kathi is easily inspired by a glass of wine and a chat in the living room.
I (Paul) am moving to Spain for a semester for Erasmus, so my room here will become available for the winter semester 2023/24.
All three like to sit together to gossip, eat or have a glass of wine. We also have a solid collection of board games! Otherwise you can also go to Yppenplatz together or see what else is going on in the city.
The WG is definitely not a purpose WG. We are looking for someone who would like to take part in the WG-life, is calm and tidy and for whom respectful cooperation is important.
Everyone has a small oasis of peace/a place of retreat in their room and if you would like to talk to someone, you will usually find someone in the kitchen :)

Es gibt auch einen kleinen Keller und einen Fahrradabstellraum.
PS: Wir haben den besten Vermieter auf Erden, er ist sehr nett, repariert oft Sachen und hat eigene Mietverträge mit jedem einzelnen von uns.
