Hallo,
ich vermiete ab März 2025 ein Zimmer in meiner top-sanierten, großen, hellen und zentral gelegenen Altbauwohnung (optional auch bereits im Februar).
Die 90 m2 Wohnung liegt im sonnigen ersten Stock eines wunderschönen Jahrhundertwende Hauses mit Lift. Sie wurde vor einigen Jahren auf höchstem Niveau generalsaniert (Doppelflügel-Isolierglasfenster, Eichenparkettböden, Flügeltüren, neue Badezimmer- & Kücheneinrichtung, etc.). Die Wohnung ist sehr hell und vor allem ruhig, da alle Zimmer in die Innenhöfe des Hauses gerichtet sind. Sie ist sehr gut geschnitten mit 2 getrennt begehbaren Schlafzimmern, 1 großen Wohn/Esszimmer, Küche inkl. Spülmaschine, Badezimmer inkl. Wanne und neuer Miele Waschmaschine, extra Toilette inkl. Waschbecken, Abstellraum und einem großzügigen Vorraum. Die Wohnung ist insgesamt sehr gut möbliert und ausgestattet.
Das Zimmer ist 14 m2 groß und unmöbliert. Der Mietvertrag kann auf Wunsch gerne nach 1 Jahr verlängert werden.
Die Monatsmiete beträgt Euro 540,- inklusive Betriebskosten (Wasser, Müllabfuhr etc.). Einkaufsmöglichkeiten bietet die Wiedner Hauptstraße (Bäckerei, Denns, Spar Gourmet, Billa, Drogeriemarkt, Tabakwarenladen). Es gibt viele tolle Bars, Cafés, Restaurants, Galerien, Antiquariate und eines der schönsten Programmkinos Wiens in Gehweite obwohl die Wohnung selbst in einer sehr ruhigen ensemblegeschützten Wohnstraße liegt.

I am subletting a room in my beautifully renovated, spacious, bright and centrally located flat from March 2025 (optional also already in February).
The 90 m2 flat is situated on the first floor of a well-maintained turn-of-the-century building with an elevator in the house. It has been beautifully refurbished (high ceilings, traditional double wing windows with insulation glass, oak parquet floor, big double wing doors, a new kitchen unit and bathroom). The flat is very sunny and quiet because all rooms are courtyard-sided. The flat is spacious and divided into 2 sleeping rooms, a living room, a fully equipped kitchen including a dishwasher, a bathroom with tub and a new Miele washing machine, an extra toilet, a storage room and a corridor. The room is 14 m2 and unfurnished. The rental contract can be extended over the period of a year.
