The flat has 2 bedrooms, a kitchen, and a bathroom. It is a nice flat in a good location.
I, the current tenant, am moving out and recruiting my replacement so that I can move out early. The entire flat is to be rented to a single person or to a couple; the landlord does not want to rent as a WG with separate contracts. You must plan to live here for at least 1 year; the landlord does not want a short-term tenant.
The Warmmiete (rent + heating + Nebenkosten) is 600 €/month. The two bedrooms are 13 and 17 m^2, and the total flat is 54 m^2.
There is a lot of existing furniture and equipment, belonging to myself or the landlord, that must be taken with the flat:
- A full kitchen: sink, stove, oven, refrigerator and freezer, cabinets, counters. All very good condition.
- A washing machine, Midea TW 7.83i diN. Perfect condition.
- A table and 2 chairs in the kitchen. Fine condition.
- 2 basic wooden Ikea bedframes, both 140x200 cm. Fine condition.
- 1 large closet. Good condition.
- Ceiling lighting installed in every room.
The washing machine was purchased 1 year ago for 390 €, while the other items are older. I feel 450 € is a quite fair price for everything. The kitchen belongs to the landlord and must be passed on with the flat. When you write to me, explicitly agree to purchasing these items (so long as they are found to be in appropriate condition upon viewing, of course), and write in English. When I received the apartment, it was not freshly painted, thus I do not plan to paint it before I leave.
The location is great, with easy access to restaurants, bars, shopping, transit, and the regional bike path system. There's a kiosk in the building, and we're a 5-minute walk from:
• Café Nord, Don't Panic, Panoptikum, a good arabic place
• Asian/African/Turkish markets
• transit stations: Viehofer Platz and Rheinischer Platz
• Rhine-Ruhr Radschnellweg
We are a ~15 minute walk from Essen HBf.
The planning of the transfer of the flat, furniture, and equipment will be conducted in English, because my German is not so good. The landlord is a German individual who owns the building. The landlord will require an ID document (Passport, etc) and a proof of the financial situation (Lohnsteuerabrechnung, work contract, BAföG, etc).
The transfer of the flat will proceed as follows:
1. You contact me here on WG-Gesucht
2. If it seems a good match, we will discuss the flat on the phone, and schedule a viewing appointment
3. I will collect information from 3 candidate tenants, and provide this to the landlord
4. The landlord will approve or disapprove of the candidates
5. We will discuss the move-in schedule, some time in mid-November.
I would like to transfer the flat soon, probably the 2nd week of November, but it is a bit flexible. Viewing appointments are possible beginning 20 October.
