Tauschwohnung - 55qm, Bf Süd, 2ZimmerKBBalkon, WG-geeignet

die Wohnung hat insgesamt gut geschnittene 55qm, einen kleinen Flur, zwei große 20qm Zimmer, eine Wohnküche, Balkon, Tageslichtbad mit Badewanne in der 1. Etage ohne direkte Nachbarn (pro Etage nur eine Wohnung - in dem Haus gibt es 'nur' 4 Parteien - alle sehr gut verdrahtet - hier zieht man ungerne wieder weg).
Das einzige Manko ist die Lage der Schlafzimmer zur Luxemburger Straße.
Ansonsten wirklich eine 'fast' perfekte Wohnung bzw. 2er WG für Studis. Man wohnt über einem Kiosk, fast direkt neben dem vietnamesischen Geheimtipp Kölns, wenige Minuten zum Volksgarten, zur Uni, zum Barbarossaplatz und zum Grüngürtel. Wohnküche und Balkon gehen in den super ruhigen Hinterhof, hier im Sommer mit offener Balkontür zu kochen, ist echt nett.

Einzugsdatum ist total flexibel, ich muss hier nicht auf Knopfdruck raus.

Suchen 1 Wohnung, Budget von rund 850€ (inkl. allem). Ab 40qm, ruhigere Lage, kann gerne 'Arbeit' hineingesteckt werden müssen.

Hi (only looking for swapping flats),
the flat has a good 55sqm, a small hallway, two large 20sqm rooms, a kitchen-living room, balcony, daylight bathroom with bathtub on the 1st floor without direct neighbours (only one flat per floor - there are 'only' 4 parties in the house - all very well wired - you don't want to move away here).
The only drawback is the location of the bedrooms facing Luxemburger Strasse.
Otherwise it really is an 'almost' perfect flat or shared flat for 2 students. You live above a kiosk, almost directly next to Cologne's Vietnamese insider tip, just a few minutes from the Volksgarten, the university, Barbarossaplatz and the green belt. The eat-in kitchen and balcony look out onto the super quiet rear courtyard, and it's really nice to cook here in summer with the balcony door open.

Looking for 1 flat, budget of around 850€ (incl. everything). From 40sqm, quieter location, may need to put in some 'work'.
