Die Wohnung ist während eines Auslandsaufenthalts der Vormieterin zu vermieten. Deshalb ist die Wohnung vollausgestattet und wirklich direkt einzugsbereit. Von WLAN über Küchenausstattung (Geschirrspüler, Geschirr, Mikrowelle, Toaster) bis hin zu Schreibtisch und Stereoanlage ist alles vorhanden und darf alles benutzt werden! Die Wohnung ist damit ideal für kommende Auslandsstudenten oder befristet Wohnungssuchende, die dankbar für eine solche voll ausgestattete Wohnung sind.
Die Miete umfasst Kaltmiete, Strom, Gas, Wasser, WLAN, ORF-Beitrag. Es gibt also wirklich keine weiteren Nebenkosten.

Ideally located, furnished flat for rent. The flat has 63 square metres. It consists of a semi-open kitchenette, a living room, a bedroom with a desk, a walk-in wardrobe, a bathroom, a toilet and a storage room.
The rental period is scheduled until the end of May, but can be extended until the end of September if required (i.e. 12 months in total).
The flat is to be rented during a stay abroad by the previous tenant. Therefore, the flat is fully equipped and really ready to move into. From WLAN to kitchen equipment (dishwasher, crockery, microwave, toaster) to a desk and stereo system, everything is available and may be used! The flat is therefore ideal for incoming ERASMUS students or temporary flat seekers who are grateful for such a fully equipped flat.
The rent includes basic rent, electricity, gas, water, WLAN, ORF licence fee. So there are really no additional costs.
Die Wohnung liegt etwa 2 Minuten von der Mariahilfer Straße und der U3-Station Zieglergasse entfernt. Ins Stadtzentrum (Stephansplatz) sind es damit nur 14 Minuten. Zur U4 (Pilgramgasse) sind es etwa 12 Minuten. Der Billa ist direkt gegenüber, mit der Mariahilfer Straße sind natürlich auch viele andere Geschäfte, Bars und Restaurants in Gehweite.

The flat is about 2 minutes from Mariahilfer Straße and the Zieglergasse underground station (U3). The city centre (Stephansplatz) is only 14 minutes away. The underground line U4 (Pilgramgasse) is about 12 minutes away. Billa is directly opposite, and Mariahilfer Straße is of course also within walking distance of many other shops, bars and restaurants.
Im Idealfall könnte die Vormieterin viele Dinge in der Wohnung lassen, so zum Beispiel Bücher, was ihr das ausziehen leichter macht, die Wohnung aber auch wohnlicher macht. Je entgegenkommender Sie dabei wären, desto entgegenkommender könnten wir auch noch beim Preis sein.
