Room for Rent in a 3-Person WG

The third person is me, but I only stay on some weekends due to work.

About the Room:
The room is fully furnished and includes a 200x200 cm bed, a small living area, and a desk. It also has a private kitchen with 2 stovetops, a fridge, an electric pan, a kettle, and all necessary cooking utensils.

About the WG:
The apartment features a shared living room, dining area, and kitchen, all fully equipped with a fridge, dishwasher, washing machine, and TV. The bathroom is shared with only one other person and includes a washing machine, bathtub, and storage space. Each room is private.

💡 I will only be home a few weekends per month (2 or 3 times) and will sleep on the sofa.

Rental Options:
1️⃣ Standard rent, which includes internet, electricity, hot water, and furniture.
2️⃣ Residence registration (Anmeldung) is possible with an additional fee of €50 (due to property management arrangements). If you need to register, there is a monthly additional fee of €50, as required by the property management.

Included Extras:
Internet, electricity, heating, and furniture.
Use of the washing machine, fridge, and dishwasher.

Conditions:
Only for one person.
No parties or smoking in the apartment.
Looking for a quiet and clean tenant.
Availability:
The room is available from April 1, 2025, until the end of June 2025, with the possibility of extension (to be confirmed, as I am expecting visitors).

Location & Connections:
The apartment is in a quiet area, perfect for studying and relaxing. It is just 10 minutes from OTH University and the main train station, and less than 15 minutes from the city center by bus.

Bus stops are only 3 minutes away, with frequent service (lines 11, 10, C1, 6, 2, and 7), running every 10 minutes.
