Wohnung

If you plan to move from Berlin area to Cologne in the summer 2025 this is the place for you!

Single room apartment with a separate small kitchen and bathroom, 31 sq meters.
The apartment is in what I consider the "true heart of the city" - at Friesenplatz(3min to tram) and it's the most convenient place to live if you wish to visit Ehrenfeld often but also be close to the Famous Belgische Quarter as well as pretty much the best connection point of trams that go anywhere from direction of Nippes, Sulz. or Mulheim.

I've spent close to 3 years in this apartment and I have to honestly say it will be hard to say goodbye. Details follow below.

First I wish to say that I'm specifically looking for someone who has a similar apartment in Berlin(outside of the Ring counts) area who wishes to move to Cologne. I myself have exhausted the possibilities of living here and now look forward to being closer to Berlin and closer to Poland, which is where I'm from. I really think this place is perfect for someone starting out in this city as it would be hard to find a better placed spot for convenience. There's 3 REWEs and one Aldi in the vicinity, max 3 minute walk from here, really good Thai place next building and the closest gym can be literally seen from my window.

More about the apartment:
It's generally pretty spacious for what it is, if you like me keep the furniture to the minimum, I like to keep the middle of the room free for exercise.
The ceiling is relatively high, but not old pre-war high.
The best thing is that heating works absolutely flawlessly, the place is DRY and free of mold, rather easy to maintain, and hot water is there in the tap instantaneously. The stove in the kitchen is an old-style electric, which I hardly use anymore, but it works fine, and not really adding to the strom bill as far as I can tell. The windows of the room and the kitchen go towards the street, west direction. In the summer you get direct sunlight from about noon until 4pm in the windows.

The only possible con I can say regards the liveliness of the neighborhood.
Mind you, I'm a person who suffers from relatively acute noise sensitivity, and I got used to the street noise after all this time. But it should be said that in the beginning it bothered me.
Basically it's the normal stuff in the center of the city, and living on the first floor definitely makes it more noticible.
That means: garbage trucks, usually 7am once a week or so, they have a rather loud noise signal when backing up, cars with bottle service a couple of times a week and of course DHL/amazon couriers also park by my window, so it's noticible during the day.
If you don't work from home you'll probably never notice.
But because the room is not isolated from the Vestibül with a door, the whole apartment is sealed with only the main door. That means also you typically hear the other neighbors leaving and entering their apartment. Sounds weird but I just got used to it. Of course during carnaval you can expect a fair amount of loud groups walking past the window making a bunch of noise, but generally this street is relatively chill and not like the Ring or even Venloer str.
It's worth saying that I'm as a musician am making a fair amount of noise myself :). But the neighbors were nothing but tolerant and they never complained, bless them.

Like I say, I suffer from hyperacusis so most people would probably not notice most of that stuff, but I just write all that as to be completely transparent, and as honest as I can. The place is really amazing overall and I can't imagine you'll find something like that for the price around here.

Now, if you presently have an apartment in Berlin I'd like to specify what and who I'm interested in swapping with.
The landlord:
It's of course extremally important that the landlord is not prejudiced to males and non-Germans who don't speak perfect German.
I expect they will have some typical requirements such as 3-month kaution and bank/schufa (jetzt beantragen) statements as well as a job contract. I'm a full-time EU worker, registered in DE since 3.5 years so it shouldn't be a problem but this needs to be absolutely confirmed. I imagine we could swap apartments before finishing the legal process and as we are on the same boat so to speak, I'm sure we'll cooperate both ways in appropriate matter.
My landlord is this huge GCP corporation that I only have seen the representative of at the beginning of my tenancy, he came in to give me the keys, maybe checked if the fire alarm is there and I've never seen them again. I like not to be bothered by landlords so if yours is coming regularly for a chat or comes every month to collect rent in cash, that's a bit of a downer.

The area you live in:
I plan on having a car by the time I move from here so it matters less if your neighborhood is well connected, and actually I would probably much prefer something on the outskirts, or even in a village up to 20-30km from Berlin centre. I don't mind places like Neukoln though either. Given that there's significantly less people wanting to do this particular maneuver(moving from one specific city to another), I try not to be too picky.

Furniture and appliances:
This is relatively insignificant but ideally we could just exchange the kitchen appliances such as wasche machine, the fridge and the stove, if there's something special or expensive at your place I'm willing to pay the difference. As for furniture, that could go in a number of ways, but generally I'll just leave some regals behind, and most likely my self-made 2,5 meter desk which is a really good workstation. No need to fuss about it too much, but I don't require much furniture in general, and I'll live the double-size mattress behind as I sleep on a futon. I'm sure things like this will be an afterthought to us when we manage to agree on the essentials.

I'm going to add more pictures of the room itself soon!
Please only Tauschbörsen!
Ideally I would wish to move in the middle of July or August +/- 30days, but there could be some arrangements made in the case we really had a unpassable opportunity. If you don't have an apartment yourself but someone else has, if you can help me get it that would also most likely work!
It's of paramount importance that we communicate clearly and get over the phone a bunch of times before we make any decisions so none of us gets screwed over and gets left without a wohnung. This is in our mutual best interest!
Once we connect and start discussing, I'm happy to do a live tour on whatsapp or something :).
