Your room is about 10.46 m² and it faces the traintracks but the walls and ceilings are thick and the windows have triple glass which blocks all the noise except maybe the occasional train horns. There is centralised ventilation running constantly that pushes fresh air in the rooms and sucks it out of the bathrooms and kitchen, so even if you keep your window closed the air does not get stuffy and all the apartment (including the bathrooms) stays dry. The ventilation and the thick walls also keep the house cool in summer and above 17° in winter. Thanks to this good insulation and led lights, our electricity and heat consumption is always on the low end for a household this size, however due to the recent prices we do have to pay something extra every year once the final bill adjustment comes around March.
The inner walls are thin and a hollow, but no two rooms are next to each other, they are separated by either bathrooms or a ceiling, so we are even isolated from each others noise.
The furniture (bed, desk and closet) are to be taken over for 150€. In the rent of 740€ everything is included (electricity, internet etc.), except the cleaning lady which accounts for the 30€ of other costs.
In the middle of Schwanthalerhöhe. Various shopping facilities (Edeka, Lidl, DM) are within walking distance.
The S-Bahn (Donnersbergerbrücke) and Tram (Trappenteuerstr) are within 3min.
With the new bridge (Arnulfsteg) you are now also in Neuhausen/Maxvorstadt super fast.
The room is small but there is a lot of shared space.
The entire apartment goes over a total of 3 floors (ground floor to 2nd floor) with roughly 50m² per floor including terrace and balconies, and is located in a modern new building.
On the ground floor, there is a hallway (with a tall fridge), a very large living room (including a couch, a projector to a 3m wall and a good sound system), the kitchen (with dishwasher and a separate freezer), a guest toilet and a terrace (with a gass grill and extra fridge for special occasions).
The 1st and 2nd floors have 2 rooms each (one 10.46m² facing north to the tracks and one 14.76m² pointing south to the courtyard) separated by a bathroom with bathtub on the 1st floor and walk-in shower on the 2nd floor. The total of 3 bathrooms makes it very easy to share them even with a lot of guests.
Each of the two large south-facing rooms on the 1st and 2nd floor has a large balcony that can also be shared, we have an open-door policy: if the doors are open you are welcome to just go in and use it.
Your flatmate will be Roberto 36 employed as postdoc, Gabriella 26 employed in marketing and Sebastian 26 working on his PhD.
We are not a "purpose" (Zweck) Wg and always in for sharing time at night, evening barbecues, hiking, sports, etc.
Smoking is allowed in the terrace and balconies, but we are still looking for somebody who is not a regular smoker.
Every 2 weeks, a cleaning lady comes by to clean all the common areas.
Short term and registering the address are also possible, we are currently looking for long term but if we can't find the perfect candidate then around the first week of June we will start looking for short term so that we can keep looking.
You will be doing a subrenting contract with Roberto, who is the only one left from the main contract. Changing the main contract eventually is possible, but it would be a whole new contract with all its implications like checks on incomes for example, no name changes are allowed on the contract by the landlords (a company).
