++ Very good location: all shopping facilities in approx. 200 to 300 m distance (Discounter: Aldi, Lidl, Penny, Rewe) and biomarket etc.

++ New thermal insulation as well as new gas fuel heating with hot water (BJ: 2023):
ensure good living comfort at low heating costs. The electricity costs in the apartment are therefore very low
as hot water is not, as is usually customary, made via an electronic flow heater (but are already included in the heating costs).

++ The deposit must be paid before receipt.

++ All essential costs are included in the additional costs: heating costs, costs for water, costs for hot water, stairway lighting, house insurance, basic tax, garden care, stairwell cleaning, winter service, garbage collection. Not included, however:
private electricity in the apartment (low electricity consumption, as hot water comes from heating)
and Tel/Internet (if necessary).

++ All common access routes are possible for internet access
(cable, telephone: various providers with high frequency).

++ The apartment will only be rented at 1.5.2025. Intermediate rental or very short periods (under half a year) are not possible.

Again: The apartment is also only awarded to students/doctoral students/referendares of Bielefeld University, FH Bielefeld or Bielefeld University of Police.

++ Neue Wärmedämmung sowie neue Gas-Brennwertheizung mit Warmwasser (BJ: 2023):
sorgen für guten Wohnkomfort bei geringen Heizkosten. Die Stromkosten in der Wohnung werden somit sehr gering
ausfallen, da Warmwasser nicht, wie ansonsten meistens üblich, über einen elektronischen Durchlauferhitzer gemacht werden (sondern bereits in den Heizkosten enthalten sind.)

++ Die Wohnung wird nur zum 1.5.2025 vermietet werden. Zwischenmiete oder sehr kurze Wohnzeiten (unter einem halben Jahr) sind nicht möglich.
