I'm moving around and I'd like to move from 1. May 2025 my 1-Room Student Apartment to rent!
My one-year contract expires on 30.09.2025, but there is the possibility of the apartment from 1st. May as main tenant. After contacting me, everything is contractually regulated with the broker responsible for the student apartments.

The apartment is part of the THE FIZZ student residence in Freiburg Zähringen, a prerequisite for the rent is therefore the presentation of the Immatrikalution Certificate for a High or University of Applied Sciences!


Equipment/ Furnishing:
-> The apartment is fully furnished. It is simple, yet stylish white furniture that really offers a lot of storage!
These include: bed (90x200), desk, (dining)table, shelves and fitted wardrobes, small kitchenette with two-zone glass ceramic hob, refrigerator/freezer, (oven) microwave
ANNEX The bathroom is very high quality and modern, including a shower with partial glass separation, towel heater, washbasin cabinet and Villeroy & Boch brand tiles.
ANNEX The apartment has a high-speed internet connection and has a door-tool with video display for easy access control.
-> There is also a large, well-usable roof terrace with partial roofing.

To move in, I purchased a new, still very high-quality matraze (IKEA) as well as a wooden garden table set with two chairs (IKEA). Both can be taken over against a negotiated settlement. :
Since I'm not currently in Freiburg and the move is relatively short-term, I don't have so many photos. On request I can start from 11.04. but make and send more!


Rooms in the residence:
-> Apartment: bathroom approx. 4qm, living approx. 22qm, roof terrace approx. 9qm
-> washing room with washing machine and dryer
-> Community/learning rooms
-> own storage compartment for each apartment
-> Basement with garbage room, bicycle cellar and underground garage (a parking space for a car costs extra)
-> inner courtyard, possibility to disassemble his bike


Costs:
ANNEX The additional costs are listed in the contract as “operating costs”, including heating and hot water costs and the costs of maintenance of fire extinguishers, electrical and gas lines, roof cleaning and roof maintenance.
-> There is also a master who takes care of problems of any kind and can be reached by phone if he is not in the house.
-> I paid the same deposit relative to the rental period (for 12 months it is 2320€)

Ich ziehe um und würde gerne ab dem 1. Mai 2025 mein 1-Zimmer Studenten-Apartment weitervermieten!
Mein Einjahresvertrag läuft am 30.09.2025 aus, es gibt aber die Möglichkeit die Wohnung ab dem 1. Mai als Hauptmieter zu übernehmen. Alles vertragliche wird nach der Kontaktaufnahme mit mir dann mit dem für die Studenten-Apartments verantwortlichen Makler geregelt.

Das Apartment gehört zum THE FIZZ Studentenwohnheim in Freiburg Zähringen, Voraussetzung für die Miete ist daher die Vorlage der Immatrikalutionsbescheinigung für eine Hoch- oder Fachhochschule!


Ausstattung/ Möblierung:
-> Das Apartment ist vollständig möbliert. Es handelt sich um schlichte, trotzdem stilvolle weiße Möbel, die wirklich viel Stauraum bieten!
Dazu gehören: Bett (90x200), Schreibtisch, (Ess-)Tisch, Regale und Einbauschränke, kleine Küchenzeile mit Zweizonenglaskeramikkochfeld, Kühl-/Gefrierschrank, (Backofen-)Mikrowelle
-> Das Badezimmer ist sehr hochwertig und modern ausgestattet, u.a. mit einer Dusche samt Teilglasabtrennung, Handtuchheizkörper, Waschtischunterschrank und Villeroy & Boch Markenfliesen.
-> Das Apartment verfügt über einen Highspeed-Internet-Anschluss und verfügt zur einfachen Kontrolle des Zugangs eine Türsprechanlage mit Video-Farbdisplay.
-> Es gibt außerdem einen große, gut nutzbare Dachterrasse mit teilweiser Überdachung.

Zum Einzug habe ich eine neue, immer noch sehr hochwertige Matraze (IKEA) sowie ein Holz-Gartentisch Set mit zwei Stühlen (IKEA) angeschafft. Gegen eine verhandelbare Ablöse kann beides gerne übernommen werden. :)
Da ich aktuell nicht in Freiburg bin und der Umzug relativ kurzfristig ist, habe ich nicht so viele Fotos. Auf Nachfrage kann ich ab dem 11.04. aber mehr machen und schicken!


Räume im Wohnheim:
-> Apartment: Bad ca. 4qm, Wohnen ca. 22qm, Dachterrasse ca. 9qm
-> Waschraum mit Waschmaschine und Trockner
-> Gemeinschafts-/ Lernräume
-> eigenes Abstellabteil für jedes Apartment
-> Keller mit Müllraum, Fahrradkeller und Tiefgarage (ein Stellplatz für ein Auto kostet extra)
-> Innenhof, Möglichkeit sein Fahrrad überdacht abzustellen


Kosten:
-> Die Nebenkosten werden im Vertrag als „Betriebskosten“ aufgeführt, dazu gehören Heiz- und Warmwasserkosten sowie die Kosten der Wartung von Feuerlöschern, Elektro- und Gasleitungen, der Dachrinnenreinigung und der Dachwartung.
-> Es gibt außerdem einen Hausmeister, der sich um Probleme jeglicher Art kümmert und per Telefon erreichbar ist, falls er gerade nicht im Haus ist.
-> Relativ zur Mietdauer gesehen habe ich die gleiche Kaution gezahlt (für 12 Monate sind es 2320€)
