Near LMU campus Großhadern, ideal for students and international academics: Upstairs of a cozy older house with garden are two furnished rooms with own kitchen for rent in the long term. The two rooms are located in the attic and are furnished for one person (not for couples).

From the front door you go up the stairs and through a small hallway (1.5 sqm) into the kitchen (11 sqm) with dining table and chairs, a dresser with radio, and fitted kitchen incl. stove with oven, refrigerator and dishwasher. The room has a roof window south and next to the kitchenette a small window west. A through door leads left into the adjacent room (about 14 sqm) with bed, wardrobe, desk, bookcase and cozy armchair with footstool next to the window east.
Both rooms are fully furnished, bed linen and towels are also provided.

In addition to the kitchen is a small bathroom (3.5 sqm) with sink, toilet, tub and shower, which is used together with the other two inhabitants (which are often on trips), as well as the laundry room with washing machine and tumble dryer in the basement.
A garden with sunny terrace, garden furniture, deck chair and hammock between old apple trees is also available.

A cleaning lady comes every 14 days, on request she can also clean your rooms regularly.

We rent these rooms to enjoy the freedom of retirement and to travel without care. Therefore we wish to have a roommate who feeds our cat in our absence and, if necessary, also pours flowers in the garden.

During the day he likes to sleep on a cozy place, at night he usually goes on adventure and mice hunting. If we're not here, he wants to be fed in the morning and in the evening and maybe give you a little company or play with you. If he has trusted, he will be happy to caress and whistle.

In the summer half year, we spend about every second week in our holiday home in the Bavarian Forest (we usually take the cat with it) Otherwise we also like to travel several times a year for a few weeks (then we leave the cat).
If we're not here, you live in the house alone. If we're home, we'll use the bathroom on the first floor together.
We can then occasionally eat together or sit together for a glass of wine or beer in the evening. Maybe we'll grill in the garden sometime, if it turns out. Otherwise, we respect the privacy of the other. We don't often have visits and just celebrate birthdays of small parties. Sometimes a little piano is played, but in general it is rather calm.

Nahe LMU-Campus Großhadern, ideal für Studenten und internationale Akademiker: Im Obergeschoss eines gemütlichen älteren Hauses mit Garten sind zwei möblierte Zimmer mit eigener Küche langfristig zu vermieten. Die beiden Räume liegen im Dachgeschoss und sind für eine Person eingerichtet (nicht für Paare).

Von der Haustür geht man die Treppe hinauf und durch einen kleinen Flur (1,5 qm) in die Wohnküche (11 qm) mit Esstisch und Stühlen, einer Kommode mit Radio, und Einbauküche incl. Herd mit Backofen, Kühlschrank und Spülmaschine. Der Raum hat ein Dachgauben-Fenster nach Süden sowie neben der Küchenzeile ein kleines Fenster nach Westen. Eine Durchgangstür führt links in das angrenzende Zimmer (ca. 14 qm) mit Bett, Kleiderschrank, Schreibtisch, Bücherregal und gemütlichem Sessel mit Fußhocker neben dem Fenster nach Osten.
Beide Räume sind vollständig möbliert, auch Bettwäsche und Handtücher werden zur Verfügung gestellt.

Neben der Küche liegt ein kleines Bad (3,5 qm) mit Waschbecken, WC, Wanne und Dusche, das mit den beiden anderen Bewohnern (die aber oft auf Reisen sind) gemeinsam benutzt wird, ebenso wie die Waschküche mit Waschmaschine und Wäschetrockner im Keller.
Ein Garten mit sonniger Terrasse, Gartenmöbeln, Liegestuhl und Hängematte zwischen alten Apfelbäumen steht auch zur Verfügung.

Eine Putzfrau kommt alle 14 Tage, auf Wunsch kann sie auch deine Räume regelmäßig sauber machen.

Wir vermieten diese Räume, um die Freiheit des Ruhestands zu genießen und unbesorgt verreisen zu können. Deshalb wünschen wir uns eine/-n Mitbewohner/-in, der/die in unserer Abwesenheit unsere Katze füttert und bei Bedarf auch im Garten die Blumen gießt.

Die Kaltmiete beinhaltet die alleinige Nutzung der beiden Räume sowie gemeinsame Nutzung von Bad, Flur, Wäschekeller und Garten. Die Nebenkostenpauschale ist für Gebäudeversicherungen, Müllabfuhr, Kaminkehrer. Sonstige Kosten sind: Strom, Wasser und Gas (Zentralheizung), sowie Internet und Rundfunkgebühren. Unser Kater Strolchi (vier Jahre alt) ist sanft und freundlich. Er hat eine Katzenklappe und kann im Haus ein- und ausgehen, wie er möchte. Tagsüber schläft er gerne an einem gemütlichen Plätzchen, nachts geht er meist auf Abenteuer und Mäusejagd. Wenn wir nicht da sind, möchte er morgens und abends gefüttert werden und dir vielleicht ein bisschen Gesellschaft leisten oder mal mit dir spielen. Wenn er Vertrauen gefasst hat, lässt er sich auch gerne streicheln und schnurrt dabei.

Im Sommerhalbjahr verbringen wir etwa jede zweite Woche in unserem Ferienhaus im bayerischen Wald (dorthin nehmen wir den Kater meistens mit) Ansonsten verreisen wir auch gerne mehrmals im Jahr für einige Wochen (dann lassen wir den Kater da).
Wenn wir nicht da sind, wohnst du allein im Haus. Wenn wir zu Hause sind, benutzen wir das Bad im ersten Stockwerk gemeinsam.
Gerne können wir dann gelegentlich gemeinsam essen oder abends mal zu einem Glas Wein oder Bier zusammensitzen. Vielleicht grillen wir auch hin und wieder im Garten, wenn es sich so ergibt. Ansonsten respektieren wir die Privatsphäre des anderen. Wir haben nicht oft Besuch und feiern nur zu Geburtstagen kleine Partys. Manchmal wird ein wenig Klavier gespielt, aber im Allgemeinen geht es eher ruhig zu.
