Attention TEXT GANZ READ - special flatsharing

I (w, 38 years) rent a beautiful 45sqm 1.5-room apartment at the Schwanthalerhöhe, consisting of bedroom, kitchen (passage) and bathroom with tub.
The bedroom would be your own. It would be partially furnished with a (empty) cabinet and a table. You should bring bed yourself.

I currently live outside Munich, but occasionally need an overnight stay if I have appointments in Munich (possibly 1-3 nights/month) and would like to use the sofa bed in the kitchen. Since the apartment is rather unfavourable to stay in two, I'm ideally looking for a person who is on the move anyway and has no problem if I were in the apartment when she's gone. Then I could put the dates so that we don't get around.
If you're on vacation longer and don't mind, then maybe I'll be there for a longer time, then I could take over more of the rental price for the period - but everything by agreement and how it's right to you!

The kitchen would be furnished with a dining table next to the sofa bed. In addition, of course, kitchenette with dishwasher, stove, oven, refrigerator and items such as pots, pan, dishes, cutlery etc.
I would separate a small part of the kitchen with a paravent and store boxes behind it with personal items from me.
The bathroom has a bathtub and washing machine.

A basement compartment does not belong to the sub-rent. For bicycles there is an extra bike lift for parking.

Costs:
860 Euro per month incl. NK/HK;
plus electricity + internet (currently approx. +70 Euro)

The sub-marriage contract would be indefinite (with a 2-month notice period and clause that the sub-marriage ratio naturally ends in case my main rental ratio ends).

Ich (w, 38 Jahre) miete eine schöne 45qm 1,5-Zimmer Wohnung an der Schwanthalerhöhe, bestehend aus Schlafzimmer, Wohnküche (Durchgangszimmer) und Bad mit Wanne.
Das Schlafzimmer würde dir komplett alleine gehören. Es wäre mit einem (leeren) Schrank und einem Tisch teilmöbliert. Bett müsstest du selbst mitbringen.

Ich wohne derzeit außerhalb von München, aber brauche gelegentlich noch eine Übernachtungsmöglichkeit, wenn ich Termine in München habe (evtl. 1-3 Nächte/Monat) und würde dafür gerne die Schlafcouch in der Wohnküche nutzen. Da die Wohnung eher ungünstig ist, um zu zweit drin zu wohnen, suche ich idealerweise eine Person, die ohnehin gelegentlich unterwegs ist und damit kein Problem hätte, wenn ich dann mal in der Wohnung wäre, wenn sie grad weg ist. Ich könnte mir dann die Termine auch so legen, dass wir uns nicht im Weg umgehen.
Wenn du mal länger im Urlaub bist und nichts dagegen hättest, bin ich dann vielleicht auch gerne mal länger dort, für den Zeitraum könnte ich dann mehr vom Mietpreis übernehmen - aber alles nach Absprache und wie es dir auch Recht ist!

Die Wohnküche wäre neben der Schlafcouch noch mit einem Esstisch möbliert. Außerdem natürlich Küchenzeile mit Spülmaschine, Herd, Ofen, Kühlschrank sowie Gegenständen wie Töpfe, Pfanne, Geschirr, Besteck usw.
Einen kleinen Teil der Wohnküche würde ich mit einem Paravent abtrennen und dahinter Kisten mit persönlichen Gegenständen von mir lagern.
Das Bad hat eine Badewanne und Waschmaschine.

Ein Kellerabteil gehört nicht mit zur Untermiete. Für Fahrräder gibt es einen extra Fahrrad-Hof zum Abstellen.

Kosten:
860 Euro im Monat inkl. NK/HK;
zzgl. Strom + Internet (aktuell ca. +70 Euro)

Der Untermietvertrag wäre unbefristet (mit 2-monatiger Kündigungsfrist und Klausel, dass das Untermietverhältnis natürlich endet im Falle dass mein Hauptmietverhältnis endet).
