Housing/WG search for self-sufficiency Wohnungs-/WG-Suche nach Eigenbedarfskündigung

Hello,
I am Marie, 28 years old and looking for an apartment or small WG (max. 2-3 persons), as my landlord has announced to me because of their own needs.

As a physiotherapist and sports scientist, I work full-time at VfB Stuttgart.
Sport plays a major role not only in the job, but also in my spare time as I like jogging or going to the stadium. I am a rather quiet person and like to walk, drink coffee with friends, read, cook or take care of my (room) plants. More information about me personally will be available at any time. Especially in a WG, it should finally harmonize well in between humans.

Here my wishes, but of course not all must be fulfilled ;)
- max. 700€ warm
- central location (center, east, west, south)
- at least 1.5 rooms
- kitchen consisting of more than one sink and hob
- balcony
- unfurnished

An optimal start of rental on 01.05.2025 would be. Should everything fit, I am also flexible in this respect.

I am non-smoker, have no pets and can of course provide all necessary documents such as proofs of salary, Schufa (request now) information, rental confirmation etc.

ich bin Marie, 28 Jahre alt und auf der Suche nach einer Wohnung oder kleinen WG (max. 2-3 Personen), da mir mein Vermieter wegen Eigenbedarf gekündigt hat.

Als studierte Physiotherapeutin und Sportwissenschaftlerin bin ich in Vollzeit beim VfB Stuttgart tätig.
Sport spielt nicht nur im Job, sondern auch in meiner Freizeit eine große Rolle, da ich gerne joggen oder ins Stadion gehe. Ich bin eine eher ruhige Person und gehe gerne spazieren, mit Freunden Kaffee trinken, lese, koche oder kümmere mich um meine (Zimmer-) Pflanzen. Mehr Infos zu mir persönlich gibt‘s auf Rückfrage natürlich jederzeit. Insbesondere in einer WG sollte es zwischenmenschlich schließlich gut harmonieren.

Hier meine Wünsche, die aber natürlich nicht alle erfüllt werden müssen ;)
- max. 700€ warm
- zentrale Lage (Mitte, Ost, West, Süd)
- mindestens 1,5 Zimmer
- Küche, die aus mehr als nur einer Spüle und Herdplatte besteht
- Balkon
- unmöbliert

Optimal wäre ein Mietbeginn am 01.05.2025. Sollte alles passen, bin ich diesbezüglich aber auch flexibel.

Ich bin Nichtraucherin, habe keine Haustiere und kann natürlich alle benötigten Unterlagen wie Gehaltsnachweise, Schufa (request now) -Auskunft, Mietzahlungsbestätigung etc. vorweisen.
