The BIG room (24m2) is very bright with two large windows facing the peaceful street and quiet to let you concentrate on your work. The room comes furnished with a bed, desk, chair, commode, lamp. There is wooden flooring in your room as in the whole house. There is also a common room with a dinning table. Kitchen fully equipped and one bathroom and a guest toilet. WE DON'T have a washing machine, but there is a laundry place 4 minutes by walk from the flat and it cost 4€ per load. Also our internet contract is running out. You are free to set up your own one. I will probably be using my mobile data.
It's an unlimited sublet renting agreement with the knowledge and approval of the house owners. The rent is a total 588€ per month with all utilities. 434€ cold rent + 154€ prepayment for house utility (§ 2 BetrKV), gas and electricity. Your share of the utilities is 1/3 as we are three permanent flatmates. Other costs might be Rundfunkbeitrag (TV Tax) which you need to register yourself as well as internet.
Wohnungsgeberbestätigung for your council registration is provided ("ANMELDUNG"). Ternination notice are three months to the end of the month. It is expected that you stay at least 12+ months as I don't accept short term rentals. However the renting agreement duration is unlimited until one of us terminates it.
The location is awesome. Perfect Public transport connection which brings you easily and quick in every other district of the city. Just around the corner you will find the S-Bahn, U-Bahn, bus and trams.
The flat is located just opposite of Sana Klinikum and 5 min walk to S5, S7, U5 Lichtenberg station. It's a side
street of Frankfurter Allee. Convenient direct connections to Ostkreuz, Alexanderplatz, Zoologischer Garten...
There is a huge Rewe supermarket as well as an Edeka inside the Lichtenberg station, which is open on sundays.
There are some bakeries around the Lichtenberg station, an Italian pizza restaurant as well as a coffee shop/bar
around.
Two nice, cozy bars are within 5 minutes walk (interkosmos & morgen wird's besser)
You would be living with me and another male flatmate. We are both working and studying. So in total we will be three people. We share the kitchen and bathroom. It's a Zweck-WG where everybody follows mainly their own schedule. In other words it's not a "family WG" nor community housing. It's expected that we keep the flat clean and tidy.
The viewings are the weekend of Friday (January 10th) and Saturday (January 11th). Only viewings in person, which means no to video calls and no to sending someone in behalf.
A few important things:
- No smoking in the flat
- No pets due to allergies
- Currently we don't have an internet contract in the flat
- We don't have and won't be able to have a washing machine
- No short term rental like internship or exchange students - Cleaning & tidying has a huge importance
