Das Zimmer ist ab 15.01 verfügbar.
Das Zimmer ist 20qm2 groß (vllt sogar bisschen mehr).
Wie auf den Bildern zu sehen ist das Zimmer voll möbliert sowie die Küche- daher kann man gleich einziehen.
Die Wohnung befindet sich im 4. OG und bekommt daher viel Licht ab.
Das Zimmer kostet 700€ Warm- Wlan und Möbel inklusive.
Es wird ein befristeter Untermietervertrag abgeschlossen bis September 2025- der jedoch eventuell verlängbar bis Mai 2026 sein wird.
In der Wohnung ist alles vorhanden wie Kühlschrank, Spülmaschine, Waschmaschine, Sofa, Teller, Besteck… und so weiter. Es muss also eig nichts angeschafft werden.
Schreibt mir also gerne und dann können wir Facetimen.
Ich bräuchte von Dir auch Schufa (request now) , Bürgschaft… aber das sag ich Euch dann nochmal alles.

The room is available from January 15th.
The room is spacious, about 20 square meters (maybe even a bit more).
As you can see in the pictures, the room is fully furnished, as is the kitchen, so you can move in right away.
The apartment is on the 4th floor, so it gets plenty of light.
The rent is €700 warm, including Wi-Fi and furniture.
A temporary sublease agreement will be made until September 2025, with a possible extension until May 2026.
The apartment is fully equipped with everything like a refrigerator, dishwasher, washing machine, sofa, plates, cutlery, etc., so there’s really nothing you need to buy.

I would need a Schufa (request now) report and a guarantor from you, but I’ll explain everything in detail later.

Die Wohnung befindet sich direkt an der Grenze zu Mitte in Gesundbrunnen und man ist nur 5 Minuten mit dem Fahrrad vom Mauerpark entfernt.
Ansonsten ist die Anbindung sehr gut- da 2 Minuten entfernt die U8, Ringbahn, FEX und viel mehr Anbindungen.

The apartment is located right on the border of Mitte in Gesundbrunnen, and it’s only a 5-minute bike ride from Mauerpark.
Additionally, the transport connections are excellent, with the U8, Ringbahn, FEX, and many other options just 2 minutes away.
In der Wohnung würdest Du mit mir zu zweit leben.
Zu mir: ich bin 21, arbeite momentan in einem Start-Up und mache mich demnächst selbstständig.
Ansonsten bin ich relativ viel unterwegs (Reise sehr oft wegen der Arbeit) und dementsprechend wirst Du auch öfters mal die Wohnung für Dich haben.
Am wichtigsten ist mir Kommunikation, also einfach alles direkt ansprechen.
