* Double aspect - windows in two walls.
* Separate, access to bathroom, kitchen and front-door completely independent of my room

* Both radiators function.
* North/west facing, slightly less light, but slightly cooler for sleeping.
* Lockable internal door to your room for security on absence.
* Windows open wide and with the double aspect the room can be aired completely and privately.
10243, Friedrichshain, well inside the ring and with good connections to a lot of places
Off the street, surrounded by trees with red squirrels, birds, very green. Fairly noisy, in the way that the city centre always will be, but it's still nicely tucked away and sleepy for it's location regardless.
All within 30 mins walk or so, faster by bike
* Boxhaganerpl. lots of cools shops, restaurants etc.
* Kreuzberg - famous and large place full of cool stuff
* Sameriterkiez - quiet, residential, nice restaurants
* Berghain - less than 5 minutes
* Alexanderpl. - short train journey
* Various parks 5-20m walk away
* Various S and U with five mins
* Frankfurtertor and Warschauerstr. as tram/train interchanges
* Buses and trams too
* ICE - national trains (Ostbahnhof) ten mins walk to station
* I am an English speaker, learning German. UK origin.
* Software engineer, non-binary, involved in music, various interests and interested to learn the interests of others.
* Not an "in your face" WG type, flat-together all the time, etc., you keep yourself to yourself if you wish,.
* But I am also not ignorant, and we can chat too of course.
* In charge of the flat, there's no further steps to worry about, what I say goes, as in, there'll be no sudden landlord issues.
* Easy going, non-judgemental etc. Be you.
* Clean, but not to the point of being annoying. 23:00 and you leave some cooking things for the morning? Fine. Five days on they are still there, not fine.
* Good knowledge of Berlin, it's areas, some of it's difficulties, it's tax system, the state-stuff etc.
Landlord:
* There is no landlord nonsense - I am the point of call for problems.
* Anmeldung possible (let me know in advance, it's needed for the paperwork). Also all other papaerwork covered.
Rent is negotiable within reason
Kitchen:
* Microwave with oven feature
* No conventional oven/hob is currently fitted
* Sink well plumbed
* Kettle, coffee etc always provided (though you may have your personal taste there of course)
* No dish-washer, though this may change soon
* Sitting table for coffee, chat, board-games (smaller)
* Smoking permitted at the kitchen window (I snoke in my room and would be receptive if this was bothersome)
Bathroom:
* Decent old cast iron, deep bath
* German style shower position, no curtain
* Fully functional sink
* Mirror
* Brand new A-rated washing machine with short and cold cycles
The flat in general:
* Effective heating
* Rent all-in, no extra expenses
* Electrics, internet, plastering and painting all new in 2023
* Old style double glazed windows
* Bell that works
* Names on bell is possible
Scams/move-in:
For scam avoidance I would suggest a video call prior to any meet-up, especially if you're out of town (if you're in town, come round). In the call, I would show you my passport so you can see that see me and my ID, and you can do the same, this way we're all equal, and I hopefully appear honest.
Also, I would not expect any payment until the move-in day, however, then I would expect the first month rent in advance by electronic transfer or cash (preferred) and a deposit of 200€ in cash in return for the keys. This keeps you safe, as you don't part with money in advance, essentially, once you have the keys, you have what you paid for. I will also show you the keys work in the lock too, scammers are clever and I have heard of this trick. A receipt is provided.
But it also means you should try to commit to me earlier than the move-in day, for my sake.
Once you email me to commit you can choose to make an electronic holding payment, but regardless I would stop advertising/messaging etc.
