Hi there,
Our 4-person WG in a spacious 105 sqm flat on Holstenstraße was formed in 2023. After 1.5 wonderful years, two flatmates (a couple) are moving out, and we're converting the flat into a 3-person WG. Therefore, we're looking for a new flatmate.
About the Room:
The room available is quite spacious, about 18 sqm, and is equivalent in size to the other large rooms. I currently live in the room, but I'll be taking the main room in the new setup, so we’re looking for someone to take over my room.
About the Flat:
The flat is 105 sqm in total and features a large kitchen with a small balcony, a full bathroom, and a guest toilet.
2-3 minutes to S-Bahn Holstenstraße by foot.
About Your Flatmates:
You’ll be living with me and Sophie. We are from China and Germany and both work full-time. Sophie is pursuing a PhD in Physics at the University of Hamburg, and I work as an Account Manager at an ad-tech company in Hamburg.
Who We’re Looking For:
Ideally, you’re either studying or working. We’re looking for someone with a regular sleep schedule, as the rooms next to each other (your room and Sophie’s) are quite close. It’s important to keep noise levels down, especially late at night, to avoid disturbing each other. We're looking for someone tidy and clean—while we have a cleaning schedule, we prefer a flatmate who is naturally neat. There’s no preference for gender, and internationals are very welcome!
Rent and Contract Details:
The rent is subject to an index increase every year in December. While the increase has been moderate, it’s worth noting. The contract will be limited to December 2026, after which it may change depending on rent adjustments.
The current rent breakdown is as follows:
- Cold Rent: 416€
- Operating Costs: 66.5€
- Utilities (heating, electricity, water, WiFi, GEZ): 185€
**Total Rent: 667.5€**
The start date for the contract is 01.07.2025, but we are open to negotiating an earlier move-in if it’s really needed (e.g. I can stay with my boyfriend for a short time).
If you’ve read this far, please mention “rice cooker” in your message. Yes, we do have one! :)
Other Notes:
When we first moved in, all four of us shared the costs of initial WG purchases (washing machine, fridge, shelves, plates, and pans, etc.), which was a little over 1,000€. Since Laila and Vale are moving out, the new flatmate will need to take over a part of this cost, adjusted for depreciation. The details can be discussed later, but it won’t be a large sum.
The room faces the main street, so it can be a little noisy. I’ve gotten used to it, but when I first moved in, I needed earplugs.
No pets.
I will be screening applications and can arrange a viewing in the coming weeks.
Looking forward to hearing from you!
Best,
Jingjing
