Das Zimmer ist schon jetzt verfügbar und kann jederzeit bezogen werden. Spätester Einzugstermin wäre Anfang Dezember. Befristet wie auch Unbefristet möglich. Befristet allerdings nicht unter 3 Monaten bitte.
Das Zimmer ist etwa 24 m² groß, möbliert mit einem Bett, Schreibtisch, Sofa mit Schlaffunktion, TV und bietet Zugang zum Balkon. Die Wohnung besteht aus zwei Zimmern, einer Küche und einem Bad mit Badewanne. Die Küche ist mit Waschmaschine und Geschirrspüler ausgestattet. Zusätzlich gibt es im Keller einen Gemeinschaftswaschraum mit Waschmaschine und Trockner.

The room is already available and ready to move into. The latest move-in date would be the beginning of December.
The room is about 24 m², furnished with a bed, desk, sofa bed, TV, and has access to the balcony. The apartment has 2 rooms, plus a kitchen and bathroom. While it's compact, it has everything you need: a bathroom with a bathtub and a kitchen equipped with a washing machine and dishwasher. In the basement, there’s also a communal laundry room with a washer and dryer for the whole building.
Die Lage ist wirklich ideal! Zur Isar sind es nur etwa 100 Meter, einfach eine kleine Straße überqueren und schon ist man im Grünen. Die Buslinie 54 hält direkt vor der Tür (Haltestelle Gerhardstraße) und zur U-Bahn (U1) sowie weiteren Buslinien am Candidplatz sind es etwa 5 Minuten zu Fuß. Einkaufsmöglichkeiten wie Bäcker und Supermärkte sind ebenfalls in 5-10 Minuten bequem zu Fuß erreichbar.

The location is great! It's only about 100 meters to the Isar – just cross a small street and you're in the green area of the river. The bus line 54 stops right in front of the house (Gerhardstraße stop), and it's about a 5-minute walk to the U-Bahn (U1) and other bus lines at Candidplatz. All necessary shops, like bakeries and supermarkets, can be reached within 5-10 minutes on foot.
Wichtig ist hier vor allem die Sympathie. Ich arbeite im Schichtdienst, daher kann es sein, dass man mich je nach Woche mal mehr, mal weniger sieht. Ein respektvolles Miteinander, bei dem man Rücksicht nimmt und sich abspricht, ist mir wichtig, genauso wie ein gewisses Maß an Ordnung und Sauberkeit.
Ich freue mich, wenn du die Wohnung mitgestalten möchtest, da ich in Sachen Einrichtung nicht so kreativ bin, es aber toll finde, wenn du dich hier wohlfühlst.
Gemeinsame Abende oder Unternehmungen? Da bin ich natürlich auch gern dabei!

What can I say… in the end, it all comes down to chemistry. I work in shifts, so depending on your work schedule, there may be weeks where we don’t see much of each other. It's important to me that we’re respectful of each other, communicate, and live together harmoniously, rather than just side by side. I also value a certain level of cleanliness and order.
I’m open to you helping to design the flat since I’m not the most creative when it comes to decoration, but I’d happily participate! After all, it should feel like your home too. In my experience, this helps people settle in and feel at home.
If we occasionally want to have a drink together or do some activities, I’m definitely up for that. :)
