**WG roommate searched!**

I'm looking for a new roommate for my 2nd WG in the 8th district. The start of the rental is prefered from 1. June 2025, but if necessary would be possible earlier (from April)! For the first time, the lease would be limited to one year, with option for renewal.

The apartment is a charming 74 m2 duplex with 43 m2 garden. The duplex offers a cozy living area (with garden access), anteroom and WC at the bottom as well as two equally large rooms with roof slopes (ca 10m2) and a bathroom at the top. In addition, there is a beautiful garden (about 43 m2), ideal for relaxing on warm days. The monthly rent is 742,12 € incl. Heating costs, excl. electricity (currently 8€ per month).

I'm 28 years old, single and working as a school teacher. In addition to my full-time job I study and in my spare time I like to make Pilates and meet friends. I'm looking for a roommate who's nice, tidy and open for a little chatter.

Since we will live closely together in the apartment, it is important to me that we are on a wavelength and have left behind the phase of the home parties (at least in our own home;)).

The apartment is fully furnished, only for your own room you need a bed. A large box and a small desk are already available.

The apartment is located in the middle of the 8th district in Fuhrmannsgasse. Tram 2, 5 and 33 are within walking distance in 1-5 minutes, while U2 Station Rathaus and U6 Station Josefstädterstraße can be reached in 8-10 minutes walk. The apartment is in absolute tranquility, you reach the apartment (which is actually a semi-detached house) over the backyard. Cars are not to be heard from the bedroom because the windows go to the courtyard and the car park is also a very quiet street.

In the area are supermarkets (spar 2 minutes), bakeries (geier, Öfferl 2 minutes), pharmacies (4 minutes) and bars and restaurants.

My name is Noemi and I'm 28 years old. I work as a national school teacher in the 15 district and I'm doing my master by the way. In my spare time I like to do sports (I like to go to the Pilates in the Train&Tone Studio, which is reachable in 10 minutes on foot), go with my friend: in what to drink or eat but also enjoy a cozy evening at home.
