we are looking for our 43 m2 apartment in a central location in Aachen, a rental company or a rental company. The main rental contract with the landlord is to start at 01.08.2025; the warm rental is then 595 € plus heating and electricity costs. However, draw-in is now possible and is desired – a transition solution by sub-rent is provided for this purpose. During the lower rental, the warm rental for the WG room is 370 € incl. Electricity and heating costs + WLAN + GEZ.

The apartment

The apartment is located on the 4th floor and has a practical layout: it consists of two bedrooms and a kitchen, which offers space for cooking and also for a small sitting area (couch available). In addition, the bathroom comes. Important: All rooms, including the bathroom, have windows, making the apartment pleasantly bright and can be ventilated well.

The apartment also includes a separate basement room and access to the communal laundry room (washing machine available) in the basement. Directly in front of the apartment door is a practical drying room with clothes racks.


Contract details & Entrance – Important information

We are looking for a reliable person who is willing to take over the entire apartment from 01.08.2025 as main renter and complete a direct rental agreement with the landlord.

Since one of the two bedrooms is currently under rent until the end of July 2025, the entrance and the first time are as follows:

* From now on you can move into the free bedroom. For the period up to 31.07.2025 we conclude a sub-rental contract.

* Living until 31.07.2025: In this first approx. 3 months you will share the apartment (living room, bathroom) with the current renter of the other room. So you'd be temporarily two. The rent for this period is divided accordingly (370€ hot rent, incl. heating and electricity costs. Details on request).

* Main rental contract from 01.08.2025: Parallel to the sub-rental contract, you can already sign the main rental contract for the entire apartment with the landlord, which is then valid from 01.08.2025. From this point of time, the complete apartment is at your disposal (or to establish your own WG).



Your room during the subsistence period

The room you would receive under the rental contract will be handed over with the following used furniture:

* Malm desk

* Single bed (including slatted rust/frame and mattress)

* Commode

* Fabric wardrobe

For the above furniture in the room, the (built-in) kitchen, the couch in the kitchen and the washing machine in the cellar we would like to have a detachment of 550€ (VB).

Die Wohnung

Die Wohnung liegt im 4. Obergeschoss und hat eine praktische Aufteilung: Sie besteht aus zwei Schlafzimmern und einer Wohnküche, die Platz zum Kochen und auch für eine kleine Sitzecke (Couch vorhanden) bietet. Hinzu kommt das Badezimmer. Wichtig: Alle Räume, auch das Bad, haben Fenster, wodurch die Wohnung angenehm hell ist und gut gelüftet werden kann.

Zur Wohnung gehören außerdem ein eigener Kellerraum sowie Zugang zur gemeinschaftlichen Waschküche (Waschmaschine vorhanden) im Keller. Direkt vor der Wohnungstür befindet sich ein praktischer Trockenraum mit Wäscheständern.


Vertragsdetails & Einzug – Wichtige Infos

Wir suchen eine zuverlässige Person, die bereit ist, die gesamte Wohnung ab dem 01.08.2025 als Hauptmieter/in zu übernehmen und einen direkten Mietvertrag mit dem Vermieter abzuschließen.

Da eines der beiden Schlafzimmer aktuell noch bis Ende Juli 2025 untervermietet ist, gestaltet sich der Einzug und die erste Zeit wie folgt:

 * Einzug ab sofort möglich: Du kannst ab sofort in das freie Schlafzimmer einziehen. Für die Zeit bis zum 31.07.2025 schließen wir einen Untermietvertrag ab.

 * Wohnen bis 31.07.2025: In diesen ersten ca. 3 Monaten teilst du dir die Wohnung (Wohnküche, Bad) mit dem aktuellen Untermieter des anderen Zimmers. Ihr wärt also vorübergehend zu zweit. Die Miete für diesen Zeitraum wird entsprechend geteilt (370€ Warmmiete, inkl. Heiz- und Stromkosten. Details gerne auf Anfrage).

 * Hauptmietvertrag ab 01.08.2025: Parallel zum Untermietvertrag kannst du bereits den Hauptmietvertrag für die gesamte Wohnung mit der Vermieterin unterzeichnen, der dann ab dem 01.08.2025 gültig ist. Ab diesem Zeitpunkt steht dir die komplette Wohnung zur alleinigen Verfügung (oder zur Gründung einer eigenen WG).



Dein Zimmer im Untermietzeitraum & Ablöse

Das Zimmer, das du im Rahmen des Untermietvertrags beziehen würdest, wird mit folgenden gebrauchten Möbeln übergeben:

 * Malm-Schreibtisch

 * Einzelbett (inkl. Lattenrost/Gestell und Matratze)

 * Kommode

 * Stoffkleiderschrank

Für die oben genannten Möbel im Zimmer, die (Einbau-)Küche, die Couch in der Wohnküche und die Waschmaschine im Keller hätten wir gerne eine Ablöse von 550€ (VB).
