The owner is an elderly lady who also lives in the house (5th OG). It rents all apartments in the house by default exclusively to individual persons. Therefore, the apartment is not suitable for couples or families. This makes it very quiet in the house. The neighbors as well as the owner are kind and like to talk. Most residents of the house are pensioners, but there are also very young people.
I take the production of contact with the owner as well as the viewing of the apartment. However, the owner himself decides which persons she wants to move in as her neighbours. It should be noted that the minimum contract term is 3 years (when you need to take off before you have to find a rental agent).
The price represents my current rent for the unfurnished apartment (cold rent stand 2023, additional costs stand 2024). It is therefore possible that the price finally agreed with the owner can be slightly different. Hot water and radiators are operated via a gas thermometer (installed in the kitchen). A separate gas contract must be concluded.
Once a week the staircase is cleaned, no own sweeping work is necessary.
Internet velocities up to 500 MBit/s can be achieved without any glass fiber contract. The glass fibre is still available for this apartment, but is theoretically possible.
Kitchen: The kitchen is about 8m^2. The Gastherme and its control are installed here. It's a linoleum floor. The red kitchenette, the fridge and the ceiling lamp belong to the apartment and must be taken over (free). The stove runs with electricity, the hob with gas. There is a built-in pantry in the kitchen and access to a balcony (sun side). The following furnishings in the kitchen are private, but must be taken over (batch price: 700€):
• washing machine
• Dishwasher
• Freezer
• White kitchenette (2 white hanging cabinets, 2 white standing cabinets with dark worktop)
• Microwave
Other visible furniture does not belong to the apartment itself if nothing else is mentioned, but can be taken over by individual arrangement at an extra charge. This applies in particular to the fly gratings of the windows.
Balcony 1: The kitchen has a window also a door to a balcony (approximately 4.5m^2 large), which shows south-east to the street. Here the sun shines from morning to afternoon. The wooden floors do not belong to the apartment, but can be taken over at an additional cost.
Bathroom: The bathroom is tiled, the mirror cabinet and the mirror tiles are part of the apartment and must be taken over (free). The same applies to 2 of the 3 towel holders. There is a bathtub and a window in the bathroom, the bathroom is about 5m^2.
corridor and general: The hallway and all rooms not yet mentioned (except the balconies) have a carpet floor. This must be accepted (free) and must not be exchanged. All rooms (except the balconies) will enter directly over the hallway. Furthermore, all ceiling lights as well as some of the roller blinds for the windows are part of the apartment, which also have to be taken over (free).
Room 1: Approximately 17m^2 large. Has 2 windows to the courtyard (shadow side, extremely quiet).
Room 2: Approximately 14 m2. In addition to a window also has a door to the balcony 2.
Balcony 2: Similar size to balcony 1. This balcony shows northwest to the courtyard. Here it is very quiet, the sun passes at most in the evening in summer for half an hour.
Living room: The living room is good 20m^2. It's got two big windows to the street.
The apartment is not far from the list (long and beautiful pedestrian area with many shopping facilities), the Eilenriede (largest city forest in Europe) has just outside the door and is 10 minutes from Hanover Central Station. It is therefore centrally located in Hanover and is very well connected.
Despite its proximity to the Hautpbahnhof and the Berliner Alle, the area is very quiet. In addition to various bus stops, there are also other things of daily life near the apartment or right in front of the front door. (food shops, restaurants, bakers, fitness center, cinema, hospital, glass containers, etc.).
The parking facilities on site are limited, but a few roads are usually quick to find.

The attached floor plan is a sketch that I personally created. Neither is he exact, nor is he official. It should only serve as an orientation.
There is an individual cellar, but no bicycle cellar. Bicycles can be connected either in the courtyard or in the basement. The size of the cellars differs from each other (estimated between 5 and 15m^2). My current cellar compartment is estimated to be 15m^2.
