Einzimmer-Wohnung mit viel Licht in perfekter Lage

Lage ist perfekt. Rosa-Luxemburg-Platz ist wohl die nächstgelegene U-Bahn Station mit der U2. Ansonsten ist der Alex in 8 Gehminuten zu erreichen.

Volkspark Friedrichshain, perfekt für den Sommer, ist auch nur wenige Minuten zu Fuß entfernt. Ansonsten Torstraße, Kollwitzkitz, viele bunte, hippe Bars direkt um die Ecke.

Gibt 3x Nettos und Edeka in unmittelbarer Nähe. Was soll ich sagen, es mangelt an nichts.

The location is perfect. Rosa-Luxemburg-Platz, served by the U2 line, is probably the closest subway station. Otherwise, Alexanderplatz is just an 8-minute walk away.

Volkspark Friedrichshain, ideal for summer, is also only a few minutes away on foot. Plus, Torstraße, the Kollwitzkiez, and plenty of vibrant, trendy bars are right around the corner.

There are three Netto stores and an Edeka nearby. What can I say? There's nothing missing here.

Die Wohnung ist zwar nicht mehr ganz neu, aber für mich vollkommen ausreichend. Ich möchte nur, dass du weißt, dass nicht alles in perfektem Zustand ist. Selbstverständlich wird sie sauber und ordentlich übergeben.

Ausstattung:

- Küchenbereich: Ausgestattet mit neuem Kühlschrank, Ofen, Herd und allen notwendigen Küchenutensilien.
- Wohnbereich: Dreier Sofa
- Podest: Schlafbereich mit 1,60-Bett und Bürobereich mit Stehtisch und guter Aussicht, ideal für produktives Arbeiten.
- Flur: Schrank mit freien Fächern bei Bedarf.
- Badezimmer: Badewanne, Dusche und Waschmaschine.
- Fernseher: mit Netlix, Apple TV und Prime Video
- Büro: mit höhenverstellbarem Tisch und Monitor. Alles gerne zu nutzen!

Hinweise:
- Bitte achte gieße die Pflanzen während deines Aufenthalts.
- Partys sind nicht erlaubt, ein ruhiger Mieter*in wird bevorzugt.
- Die Wohnung kann im März besichtigt werden, oder wir machen einen Videocall, wenn du nicht in Berlin bist. Da ich leider auch kurzfristige Absagen hatte, würde ich etwa zwei Wochen vor dem Aufenthalt eine Anzahlung von 200€ verlangen. Der Rest des Miete könnte ihr mir dann bei der Schlüsselübergabe überweisen.

The apartment is a bit older, but it’s enough for me. Just so you know, not everything is in perfect condition. Of course, it will be handed over clean and well-maintained.

x Kitchen Area: Equipped with a new refrigerator, oven, stove, and all necessary kitchen utensils.
x Living Area: Three-seater sofa.
x Podest: Sleeping area with a 1.60m bed and a workspace featuring a standing desk and a nice view, ideal for productive work.
x Hallway: Closet with available shelves if needed.
x Bathroom: Bathtub, shower, and washing machine.
x TV: with Netflix, Apple TV, Amazon Prime
x Office: Equipped with a height-adjustable desk and a monitor—feel free to use everything!

Notes:
-Please take care of the plants during your stay.
-Parties are not allowed; a quiet tenant is preferred.
-The apartment can be viewed in March, or we can do a video call if you're not in Berlin. Since I've had some last-minute cancellations in the past, I would ask for a €200 pre-payment about two weeks before the stay. The rest of the rent can be transferred to me when the keys are handed over.
