The room got renovated in January 2022 (new wooden window, fresh wall painting, new curtains, new fridge, new/old antique furniture).

I am renting out another room. That one comes with an en-suite bathroom.
I'm living here with my husband, who is from India and speaks Marathi, Hindi and English. We usually communicate in English. We are both active members of an international hospitality exchange website and have travelers stay with us on a regular base, usually for a night or two. Our guests should be comfortable with this, but this is always negotiable. It would make things much easier, if our new guest could speak English with our other guests sometimes, which is why I'm writing this in English, although I'm a German native speaker.
We prefer guests who come for (shorter) project work, no students. We don't mind having changing guests all the time. When we get along fine with our guests, we are fine with longer stays too.
Our house is very close to all kinds of public transport, metro station U79 and 903, five minutes walk, central train station, fifteen minutes walk. The inner harbor is 300m away.
I have things like a washing machine, a dryer, a dish washer, a micro wave, wireless LAN your disposal. There's a garden, a terrace (renovated in 2013) and a very cozy living room and kitchen area (have a look at the pictures), but just one bathroom for (up to three people staying permanently, since the other room has its private bathroom). The house was completely renovated in 2000. Some major renovations took place in 2021/2022, the kitchen got renovated in March 2025.
For food shopping, an Aldi and a Netto store are both around 400m away. A 24/7 gas-station is right next to the Netto market. One kiosk is even closer.
The inner harbor, with its restaurants and pubs (also for dancing on weekends), starts at around 200m from the house. The city center and the central train station are at 1.5km distance.
The subway station "Duissern" is about 600m from here. There you'll find the lines 903 and U79 and various buses.
The street leads almost nowhere. Only people, who really want to come here, drive through this part of the street. The house is in the last row of houses. Behind it, there are no more houses. The backside of the house is simply green. You hear some noise from the highway A59 and the cargo trains from Duisport though.
By car, you have to just go around the block, if you want to reach the highways A59, A40 or A3, and you can soon reach the A2, A42 or the A57 from here.
We do socialize with the tenants (mostly over a meal or while cooking), but not all the time. We've had more than one hundred tenants for the two rooms so far, and our interaction was different every time. We click with some people and with others we don't. We are pretty relaxed. So, if we end up not interaction much, it shouldn't be a problem.
As my boy-friend is a hindu, we don't eat beef. We do cook a lot of international food and a lot of Indian food too.
The living-room concerts are not as important for our social life anymore as they used to be, but we still do them once in a while. We clean up for them and try to present things nicely. We promote these events rather openly, so that anyone can bring their friends. The traveling musicians come from all over the world and stay for a night or two. Tenants should be okay with a diverse crowd showing up once in a while.
I am ready to help, but please, don't expect me to replace your mother (I know what I am talking about).
I used to fix only two rules in the contract: "The tenant keeps the rented room clean. The kitchen will be left as tidy after use, as it was found."
Recently, tenants showed different behavior, which is why I am adding a few new rules now that will be stated in the contract:
"Meals are prepared and eaten in the (shared) kitchen. Eating (more than just a snack) in the room should be an exception and not the rule (thus the majority of the cases the rule will be followed).
Tenants don't store kitchen ware in their room, not their private ones nor the kitchen ware from the house.
Dishes will be washed in the dishwasher."
If you cannot prove that you have a valid liability insurance, I will ask you to pay 250 Euros more for the security deposit (only if you rent the room for two months or longer).
I consider myself a good cook and invite people over for dinner on a regular base. Also, I hosted some nice acoustic concerts with traveling international musicians in my house lately. It would be nice to share these things with a flat-mate who appreciates this. As a teacher, I spend a lot of my evenings silently working in my room though. So, there's not just party all the time.
What previous tenants appreciated, were three things: the food/cooking, the concerts and the fact, that I have almost everything, for example costumes for carnival that they didn't need to buy.
Ask for special things, like bicycles, tents, suitcases, backpacks or other things you might need during your stay here.
