The available room is about 11m², near the door. The bed, the desk, a chair and the wardrobe are equipped by landlord, you don't have to pay extra for them.
There are second desk and second chair from me, for which I might charge for 40 Euro.
The rent includes all cost, I.e. cold rent, electricity, heating and wifi.

The shared flat is on 6th floor in Julius Brecht Str.16. But the building has elevator to each floor, so don't worry.
The building is very close to SBahn station Schwalbach(Taunus)Limes, which needs about 5 minutes for walking. You can take S3 or S4 to city center directly (about 20min), or Eschborn Süd station (8min) if you are working there (as I know, many companies are located in Eschborn).
You can also access supermarket very easily. Within 10min walking, there are Rewe, Netto, Woolworth, Kirk, Döner, Eiscafe and Pharmacy.

For now Ko and Koyo from Japan are living here. I plan to move out soon, and there might be another 2 new joined later. So currently only my room is available.
This is a Zweck-WG, so we don't have much communication with each other.

The landlord sends clean lady to clean the house every 2 weeks. But the fee for cleaning lady is not included in rent. It is about 25 Euro each time and split by all people living here.
As to the date for you to move in might be flexible, since I also haven't been sure when to leave. But it is definitely between Dec. 24 and Mar. 2025. For this date, we can talk about it in details.
The rental contract can be fixed term or long term. For fixed term, it should be at least 6 months. But of course, if you want to leave earlier, just find someone else to take the room.
