It is an apartment in a renovated old building with the location in Gertrudisstraße in the city center. The apartment has a large and small room, a medium-sized kitchen, a small bathroom with a bathtub, and a small hallway in the entrance area.
The large private room will be available for rent from 1st Dez'24 until Jan'25. The rent cost 450€ per month. Another small private room is occupied. The kitchen and toilet are shared. (A city registration is possible from Feb 2025, if the contract is further extended for long term)
The room is furnished with writing tables and chairs, a long & small Sofa, a massive shelf for all clothes, a cosmetics cabinet with a large mirror, and night tables for personal belongings. You will also get a bed (200x140) with a mattress.
The kitchen is equipped with a fridge, two gas stoves, mini backöfen, a corner sofa, a dining table, and other kitchen utensils. The washing machine is in the kitchen.
The bathroom is equipped with a bath, a toilet, a large window for ventilation, a mirror, and a small shelf.
The small hallway has shoe cabinets enough for two people.
The rent includes electricity, heating and internet. There are certain units of electricity, water and heating for a month. The value is enough for normal use. The tenants will be informed after the yearly calculations and will pay a part of the fine if the limit exceeds.
Smoking inside the house and within the building is not allowed.
The apartment is centrally located and only 5 minutes from the Rheinisher Platz bus stop (145, 196). The tram (101, 103, 105, 106, 107, 108, 109) is only a 5-minute walk away, the University-Essen campus is about a 7-minute walk, and Rathaus-Essen is about a 10-minute walk from the apartment. Through the bus-tram connection, you are everywhere in the inner ring in about 15 minutes.
There are in the immediate vicinity all conceivable supermarkets (Lidl, Adim, Rewe), several bakeries, a Lotus kiosk, a pizzeria La Strada and FitX / McFit. McD and Subway are very close.
The location is ideal because you are away from any street noise, etc. and still only a few minutes from the trendy clubs need.
A nearby duck pond in the Rheinischer Straße is perfect for skating, chilling, and barbecuing.
If your lectures are on campus in Duisburg, you can travel by shuttle bus from the university. There is a bus every 60 minutes between Essen and Duisburg Campus.
About me: I am the primary tenant. I am very open-minded and communicative.
The guy in the apartment is silent, friendly and does not smoke, and prefers a non-smoking guy, at least within the apartment. While contacting me through request mail, please inform about:

The deposit is 450€ to secure all claims from the sublease. The deposit will be fully payable while leaving if the below factors are satisfied. For long term, the deposit will be 900€.
The house is neatly maintained. There are schedules for kitchen-toilet / garbage/staircase cleaning. There is a vacuum cleaner in kitchen for usage. I hope you follow the same and care for the home.
You are liable for any damages incurred during your stay. You undertake to hand over the room in a cleaned and original state after contract expiration.
