The room is 18m2, spacious enough for a lot of furniture and exercise. The shelf separates the work area from the relaxation space, so it's a perfect setup to work from home. You can see Hebelstraße from the windows. It's relatively calmer than the other main streets.
The total monthly "warm" rent for the room is €341 which includes the Kaltmiete/ basic rent (194), Sonstiges/ radio tax + internet + gas + electricity (99), and Nebenkosten/Operational costs (48). The kaution/ security deposit is €480.
*** The furniture in the room and other shared furniture in the apartment is not a part of the rent amount. It can be purchased from me for the following amount (but there’s no compulsion or pressure to take the furniture; it’s okay if you wish to bring your own stuff) :

The WG is located in Altlindenau between Lindenauer Markt and Georg-Schwarz-Straße. There are many bars, cafes, and small stores within walking distance. Supermarkets (Lidl, Kaufland, DM, Damaskus market, Biomarkt) are also within 5 minutes walking distance. A late-night shop (späti) is on the corner so you can still get everything you need at night and on Sundays.
The tram stop "Georg-Schwarz-/Merseburger Straße" is 2 minutes away and "Lützner/Merseburger Straße" is about 5 minutes. From both stops, you can be in the city in just under 15 minutes, and on a good day, you can even get there by bike in under 15 minutes ;)
There is a lot of nature around, and the Karl Heine Straße + Karl Heine Kanal are just 800m away.
You will be sharing the apartment with my flatmate Martina. She is German (and also speaks English) and has been living in Leipzig for the last 1 year. She works as an Environmental Planner, very chill and down to earth, with a good sense of humor and a warm personality :) She works remotely from her room and uses most of the after-work hours for her hobbies (swimming, running, reading, chilling with friends, climbing, etc). Her partner lives in Berlin, so she often travels from Leipzig to Berlin. She most likely will be away in March and parts of April for a vacation, and will be subletting her room during that time. So please make sure you would be comfortable with sharing the apartment with another subletter during the initial months.
*** Life is always changing and so is the housing situation! :D
More importantly, Martina is currently searching for a flat in Berlin, but as Berlin's housing is a nightmare, it might take a while to find something suitable. Depending on that, you might have the possibility to take over the whole flat in May/June/July. But don't worry, she will help in searching for another roomie together and there will be time to find another person :)
Then something about the necessities:
The kitchen and bathroom have all the basic amenities: stove, fridge, microwave, oven, utensils, water kettle, bathtub, washing machine, drying rack, etc. Unfortunately, the dishwasher is currently broken, and we couldn’t find time to get it repaired.
*** The existing electricity and gas contracts are for one more year, so ideally we are looking for someone who can stay for the longer term of at least a year, to take over the ongoing contracts including the internet contract (as Martina is planning on moving as well).
