Room in beautiful house with huge garden - 45 minutes from Munich - furnished if you want

Then we have your new home for you!
We live in a big house with a huge garden, our own fruit trees and lots of space.
For you, we have an 18 square meter room with your own little shower -practically the entire floor to yourself - all for 640€ all-inclusive. You can even choose if you want it to be furnished or not.

Attention! We do not live directly in Munich! But if you are a freelancer, do home office or want to commute, like we do, then we are a cheap alternative!

We live in 82293 Mittelstetten, about 45 minutes by car from Munich. If you want to commute with the MVV metro, then the next S-Bahn station is 6 minutes away by car (Mammendorf) and from there you can reach Munich by train in about 30 minutes. The next Aldi is 10 minutes away by car - and yes, we live absolutely in the countryside. In front of the door is the forest and at night you can really see all the stars here.

I am currently building up my own business in the social media sector and work mostly from home. Our house is perfect for that because we have very good internet and even deep in the forest we still have 4G and full reception. My roommate commutes twice a week to work in the city (that takes about 1 hour from door to door with the public).

Our house has a large, light-flooded shared living room (approx. 45qm) with access to the huge garden. The kitchen is approx. 20qm large and has enough space that even several people could cook at the same time without getting in each other's way. In our garden, we have 3 cherry trees and 3 apple trees and plenty of space to chill out, lie in the sun and of course for summer parties. We have a furnished attik and a small guest room for all party guests who want to stay overnight.

"Buddy" is our well-trained Border collie-mix, who loves people and goes hiking with us a lot. If you like dogs, you will have a real friend in him. In summer we light the campfire in the garden and drink gin and tonic or herbal tea - depending on our current fitness phase =D. Our garden is sheltered from view from almost all sides and barbecuing is just as possible here as jogging in the forest nearby.

Your room is a large, bright room in the basement (approx. 18 sqm) with access to a small shower. With this, you would have the lower part of the house practically completely to yourself, because otherwise there is only a large craft and hobby room. To your room belongs a front area with space under the stairs, where wardrobes/shoes/closets can be stored.

You can have the room furnished (big comfortable box spring bed, big chest of drawers, small wardrobe, small desk) - or you can design and furnish it completely as you wish. You can paint the walls as you like and if you need to hammer something quickly in our handicraft cellar at night, nobody will be bothered by that out here.

The room + shower + all large common areas are rented "all inclusive" - that means internet, electricity, water, GEZ (that's the government fee for TV and radio), outdoor parking and use of washing machine and dryer are all included. On request we can give you a place in the huge fridge.
The monthly rent is 640€.

We are looking for someone who can keep himself busy on his own (we both work a lot and like to have time to ourselves, not entertaining anyone), but who also enjoys the occasional game evening together. Someone who would also help out in the garden when the cherries need to be picked or the lawn mowed. And someone who, like us, is fine with a healthy mixture between "the dirty plate will lay here for two days" and "Let's go and clean the whole house and make it comfy again".
