By far the highlight of the room is its natural light and beautiful view of nearby buildings and courtyards. It's very well heated; shares a balcony with two other rooms (it's big enough for a table and chairs, and you could easily make your section private); and it's furnished with a variable-sized bed that expands from a single to a queen, dark sliding curtains, eight cubbies, a dresser, a desk, desk lamp, and desk chair. The large (nearly) floor-to-ceiling windows face East, so you can expect beautiful sunrises throughout the year.
The flat is in a great location: one block from the English Garden and a couple blocks from the Giselastraße U-Bahn station. It's right above a cafe, apotheke, asian restaurant, and corner market. Münchner Freiheit and Maxvorstadt offer everything you'd need within a 5 minute bike ride.
This is a functional flatshare, so although people treat each other respectfully, there are absolutely no social expectations. Currently, the other roommates are four men in their mid-twenties to early-30s. There are standard shared kitchen appliances, cutlery, pots, pans, etc., though several roommates use their own.
I'm moving to a new flat in another part of town, so I'm very flexible with the move-in date. You can start any time before July 1, but I prefer an earlier move in date. The landlord has told me that the rent is negotiable. In general, he is very responsive to concerns with the apartment.
The kitchen is rather small: you'll have to eat in your room. It also has a small balcony if you'd like to store something.
Three things to note:
1. The stairwell of the building smells like the Vietnamese restaurant below. This takes some getting used to. The room itself has no odor.
2. On the weekends, you'll occasionally hear voices from below. The room is very well insulated to sound.
3. The doors of the rooms are frosted glass. You'll have to find a way to block the light that comes in from the hallway.
