WG Zimmer mit eigenem Bad

In unserer 5er-WG in Pfaffenhofen wird ab 1.1.24 ein Zimmer frei.

Die WG besteht bereits seit circa 15 Jahren. Sie liegt am Rande von Pfaffenhofen an der Ilm in der Hallertau (40 km nördlich von München). Die Verkehrsanbindungen sind sehr gut mit der Autobahn (A9 – 10 min mit dem Auto) und dem Bahnhof (15 min mit Rad/Bus) in der Nähe. Der Zug fährt teilweise alle 30 min, sonst stündlich und braucht etwa 30 min bis München.

Das Zimmer ist circa 24 m² groß, kommt unmöbliert und hat ein eigenes Bad mit Dusche und Toilette.

Die Warmmiete incl. sehr guter Glasfaser-Internetverbindung beträgt 340 €. Für die Bahnfahrt nach München kämen für Student:innen mit Studententicket monatlich ca. 25€ für das Deutschlandticket dazu, dafür kann man aber jederzeit alle öffentlichen Verkehrsmittel benutzen.

Die Wohnung hat außerdem einen Balkon und ein Wohnzimmer, in dem wir uns gerne zusammensetzen. Es gibt ein kleines Gästezimmer und PKW-Stellplätze. Für Fahrräder gibt es eine eigene Garage. Es gibt eine Feuerstelle im Garten und die Möglichkeit, Gemüse anzubauen. Wasch-, Spülmaschine und alle sonstigen üblichen Haushaltshilfen sind natürlich auch vorhanden.
Oben drauf haben wir noch 2 zuckersüße Katzen, namentlich Shrimp und Karl.

Zur WG gehört auch eine gut ausgestattete Werkstatt im Keller (ca. 60 m²), wo man basteln, reparieren oder Kunst schaffen kann. Dort werden von uns auch Skateboards hergestellt: https://t1p.de/qthh

Wir suchen eine/n aufgeschlossene/n Mitbewohner/in, die oder der zu uns passt. Wir selbst sind zwischen 24 und 43 Jahre alt und arbeiten als Fotografin, Flüchlingsberater, Getränkemarktleiter, Korrekturleser und Studentin.
Wir hatten in der Vergangenheit auch schon einige internationale Mitbewohner (Türkei, Argentinien, USA, Bulgarien, Mexiko, Ukraine)

Hier noch ein paar kleine Fakten:

- Das Zimmer könnte nach Rücksprache theoretisch auch schon früher bezogen werden
- Die Entfernung von der WG bis zum Bahnhof beträgt mit dem Fahrrad knappe 15 min
- Ein Regalschrank und die Couch könnten umsonst übernommen werden

There’s a room to let from 1. January 2024 in our shared flat of five in the town of Pfaffenhofen.

The flat had been in existance since 15 years. It is located at the edge of Pfaffenhofen an der Ilm (40 km north of Munich). The transport connections are good with both the Highway and the Station in reach. The train to Munich leaves every 30 – 60 minutes and takes about 30 minutes.

The room has 24 sqm, comes without furniture and has its own bathroom.
Rent is at a monthly 340 €, utilities and a very good fibre-optic internet connection included. For students the expenes for public transportation to Munich are 25€ for the "Deutschlandticket" (49€ for non-Students). It allows you to use all public transportations.

The flat has a balcony which we share. Also, there is a living room for everyone to use. We like to sit there together sometimes. There’s also a small room for guests to spend a night. There are parking spaces for cars, bikes can be locked in a garage that belongs to the flat. There’s a big garden with a fire place and space for growing plants and vegetables. We have a dishwasher, a washing machine and everything else you need in your household. On top of that we have 2 lovely and beautiful cats that are living with us, named Shrimp and Karl.

On top of that the rent includes a rather large shared workshop in the basement where one can do crafts, repairs and artsy stuff. Currently there are hand crafted skateboards being built there: https://t1p.de/qthh

We are looking for an open-minded flatmate who will be a really good fit for this flat. We are between 24 and 43 years old and work as a photographer, a refugee councelor, a beverage store manager, a proofreader and a student.
We’ve also had many international flatmates, e.g., from Turkey, Argentina, USA, Bulgary, Mexico and Ukraine.

Some small facts:

- The room could also be rented earlier in theory
- The distance from the flat to the station is approx. 15 minutes with a bicycle
- The shelf and the couch could be inherited for free
