Three other women are living in the apartment.
Smoking is allowed on the balcony, but please do not smoke inside the apartment.

Das Zimmer befindet sich in der 2.Etage eines alten, einzigartigen Hauses und ist nach Süd-Westen ausgerichtet..
Vom Zimmer betritt man einen Balkon, der gegen Süden liegt, und der mit zwei anderen Frauen geteilt wird.
Natürlich werden Bettwäsche und genügend Handtücher gestellt.
Das Badezimmer mit Dusche und die Küche werden mit der Wohngemeinschaft geteilt.
DIE KÜCHE ist voll ausgestattet.
Es sind weitere drei Frauen, die in dieser Wohnung leben.
Auf dem Balkon kann geraucht werden, aber bitte nicht in der Wohnung.

Oder das Zimmer passt zu Dir, weil Du wegen eines Jobs in diese Gegen kommst und Du für die ersten sechs Monate Dich noch nicht festlegen kannst. ✨✨

✅+ I will sign a six-month rental contract with you. The contract can be extended after the expiration date, but it cannot be terminated within six months.
✅+ The lease starts on March 1st, 2025, and ends on September 30, 2025. It can be extended for an additional six months each time.
✅+ If you decide to take the room, I will provide you with two copies of the rental contract. You need to sign one and return it to me. The security deposit is due immediately upon receipt of the contract. If the deposit is not paid into my account within three days, the room will be offered to someone else. I don't mean to sound harsh, but I've had some bad experiences, so this is how I handle it.
✅+ When you move in and when you move out, we will inspect the room together. After you have moved out, I will check the room again. Any damages will be deducted from the security deposit. If everything is in order, your deposit will be transferred to your bank account within a few weeks.
✅+ The rent is €410, plus additional costs of €70 for water, heating, electricity, garbage, taxes, radio fee, chimney sweep, and WiFi.
✅+ Should energy prices rise disproportionately in winter 2024/2025, as they did during the global energy crisis of 2021–2023, I may need to adjust the additional costs. I would communicate this accordingly. Without such a significant reason, the additional costs will not be increased.

✅+ Ich schließe mit Dir einen Mietvertrag für genau sechs Monate ab. Dieser kann nach Ablauf der sechs Monate verlängert werden. Innerhalb der sechs Monate kann der Vertrag nicht gekündigt werden.
✅+Der Mietvertrag beginnt am 1 März 2025 und läuft bis zum 30.September 2025. Er kann entsprechend jeweils um sechs Monate verlängert werden.
✅+ Wenn Du Dich für das Zimmer entscheidest, erhältst Du von mir einen Mietvertrag in zweifacher Ausfertigung. Einen Mietvertrag schickst Du mir unterschrieben zurück. Die Kaution ist mit dem Erhalt des Mietvertrages sofort fällig. Sollte die Kaution nicht innerhalb von drei Tagen auf meinem Konto eingezahlt sein, wird das Zimmer an jemanden anderen vermittelt. Ich möchte nicht hart klingen, aber ich handhabe das so, seitdem ich einige schlechte Erfahrungen gemacht habe.
✅+ Bei Einzug und bei Auszug schauen wir uns gemeinsam das Zimmer an. Nachdem Du ausgezogen bist, überprüfe ich nochmals das Zimmer. Etwaige Schäden werden von der Kaution abgezogen. Sollte alles in Ordnung sein, erhältst Du Deine Kaution innerhalb weniger Wochen auf Dein Bankkonto überwiesen.
✅+ Die Miete beträgt €410, zuzüglich Nebenkosten von €70 für Wasser, Heizung, Strom, Müll, Steuern, Rundfunkgebühr, Schornsteinfeger und WLAN.
✅+ Sollten die Preise für Energie wie während der Globalen Energiekrise 2021–2023 überproportional im Winter 2024/ 2025 steigen, kann es sein, dass ich die Nebenkosten anpassen muss. Dies würde ich dementsprechend kommunizieren. Ohne einen solchen schwerewiegenden Grund, werden die Nebenkosten nicht angehoben.

The Edeka supermarket is open until 9 PM, so you can still shop in the evening when you get home from university or work.

A train from the Odenwaldbahn goes directly to Darmstadt/Frankfurt every hour, with more frequent trains during peak times. The train takes 10 minutes to reach Darmstadt Lichtwiese at the TU, though you must also account for the walking time.

There are also buses available. It usually takes 30 minutes to get to the center of Darmstadt.

Our house is close to fields and orchards, so getting out into nature is easy.

Der Edeka hat abends bis 21 Uhr geöffnet, d.h. Du hast Zeit abends noch einkaufen zu gehen, wenn Du aus der Uni oder von Deinem Job nach Hause kommst.

Jede Stunde fährt ein Zug der Odenwaldbahn direkt nach Darmstadt/Frankfurt - zu den Stosszeiten öfters. Mit dem Zug ist man in 10 Minuten Darmstadt Lichtwiese an der TU. Es muss natürlich auch die Laufzeit mit eingerechnet werden.

Es gibt auch Busse. Normalerweise dauert es 30 Minuten und man ist in Darmstadt Stadtmitte.

Unser Haus liegt nahe der Felder und Obstwiesen, und daher ist man schnell draußen in der Natur.

🧹Since this is a shared apartment, you are asked to share the cleaning of the apartment with the other members of the shared flat and make sure to do this every week.
Please also keep your room clean.
Household cleaning products, toilet paper, and dish soap are purchased together.

📚You can watch Netflix on your laptop or other devices via the internet.
There are some board games and one or two puzzles. I also have a large collection of DVDs with a variety of films that you're welcome to borrow. Additionally, I have a lot of books in German and some in English, which you're of course welcome to read anytime.

🚗Currently, the parking spaces in front of the house are occupied. If you have a car, you can park it on the parallel street (a 2-minute walk).

🧘🏼‍♀️🧘🏼‍♀️If you're having an overnight guest, I would like you to ask our roommates beforehand and also let me know.
However, the apartment is primarily reserved for the four women living there, meaning visitors are allowed but should be limited in duration. For visits longer than two nights, we should discuss it together. It may be that you will need to pay a small amount adjusted to cover the additional utility costs for your guest. Just talk to me in such cases.

👩‍🍳🦸🏽‍♀️👩🏻‍🎨It's up to each individual in the shared apartment whether you spend time together or do things as a group. You can cook together—or each person can cook for themselves. You can talk, play a game, or go shopping together. All of this is for each person to decide on their own.
