I would say the location of the flat is a strong plus if you are looking for a safe, quite, clean area and with good public transportation connections.
It's 5 minutes of the north entrance to Volkspark Friedrichshain. You have Bus 200 within 4 minutes walk and trams M4 or M10 within 7-10min.
There's also both Rewe and Bio Company within a 10 min walk. Edeka a bit further, ca. 15 min.
On top there's many international restaurants and cafes, and local boutique shops.

I am happy to adjust a bit the actual rental dates in line with your needs as well.
I will only rent if I find someone I can trust with the place and the neighbors. We do have parties in the building from time to time (birthdays, holidays) but everyone is really thoughtful and informing the neighbors accordingly. Otherwise is a very calm place. You can fall asleep without ear buds ;)
