Zwischenmiete/ Interim Rent: Prenzlauer Berg - voll ausgestattete, sehr schöne Wohnung

Wegen einem Auslandsaufenthalt biete ich meine geliebte, top-sanierte 2 Raumwohnung im Prenzlauer Berg zur Zwischenmiete – vom 1. November 2024 bis 28. Februar 2025 – an.

Die 70 m² große Wohnung eignet sich für eine Einzelperson oder ein Paar. Sie liegt im vierten Stockwerk im ruhigen Hinterhof, mit östlich ausgerichteten Fenterfronten und ist dadurch auch im Winter sehr hell. Die Wohnung besteht aus einer 35 m² großen Lounge/Wohnzimmer, in der die Küche integriert ist (siehe Fotos).

Für das 15 m² große Badezimmer mit Regendusche, Doppelwaschtisch, großer Retro-Badewanne, beleuchtetem Spiegel, Metro-Fliesen, und widerstandsfähigem Parkettboden werde ich ständig von Freunden und Bekannten beneidet. ;)

Das 20 m² große Schlafzimmer hat ein gemütliches Kingsize-Boxspringbett samt Topper, Zugang zu einem kleinen Balkon mit Blick auf den Innenhof.

Die Wohnung ist voll ausgestattet (siehe Fotos) – Bettwäsche, Handtücher, etc. sind vorhanden. Ich koche sehr gerne, deshalb ist das Küchen-Equipment äußerst umfangreich. Im Wohnzimmer und Schlafzimmer gibt es jeweils einen Fernseher mit FireTV Stick. Alle drei Räume können simultan über Sonos-Lautsprecher bespielt werden (z.B. Radio, Podcasts, Spotify etc.).

Die Wohnung ist top-saniert und hat viele großartige Extras, wie z.B. freigelegte Backsteinwandbögen, Stuckleisten, sehr viele LED-Deckenleuchten, eine in der Wand eingelassene Plexiglasplatte mit Hintergrundbeleuchtung (so dass die Wohnung selbst an grauen Tagen extrem hell gemacht werden kann). Zudem gibt es einen Deko-Kamin im Wohnzimmer, der mit Brennholz an kalten Wintertagen eine grandios gemütliche, warme Atmosphäre schafft.

Weitere Ausstattung: Waschmaschine, Geschirrspüler, Induktionsherd mit Abzugshaube, Kühlschrank/Gefrierschrank, Sofa, Sitzsack, Esstisch mit 4 Stühlen, Highspeed-Kabel-Internet (250 Mbit/s Download, 50 Mbit/s Upload). Standmixer, Kaffeemaschine. Die Wohnung wird über einen Gas-Warmwasserboiler im Badezimmer beheizt. Dank der Ecklage bleibt sie im Winter angenehm warm, ohne viel heizen zu müssen. Die Wohnung bietet keinen Keller und Fahrstuhl.

Die Miete beträgt 1.300 Euro pro Monat inklusive aller Nebenkosten (Strom, Wasser, Gas-Heizung, High Speed Kabel-Internet).

Die Kaution beträgt 1.300 Euro und wird bei ordnungsgemäßer Rückgabe der Wohnung erstattet. Meine Hausverwaltung ist darüber informiert, ein befristeter Untermietvertrag wird abgeschlossen.

Due to a stay abroad, I am offering my beloved, top-renovated 2-room apartment in Prenzlauer Berg for interim rent - from November 1, 2024 to February 28, 2025.

The 70 m² apartment is suitable for a single person or a couple. It is located on the fourth floor in the quiet rear courtyard, with east-facing window fronts and is therefore very bright even in winter. The apartment consists of a 35 m² lounge/living room in which the kitchen is integrated (see photos).

The 15 m² bathroom with rain shower, double washbasin, large retro bathtub, illuminated mirror, metro tiles and hard-wearing parquet flooring is the envy of friends and acquaintances ;)

The 20 m² bedroom has a cozy king-size box spring bed with topper, access to a small balcony with a view of the inner courtyard.

The apartment is fully equipped (see photos) - bed linen, towels, etc. are provided. I love to cook, so the kitchen equipment is very extensive. There is a TV with FireTV stick in the living room and bedroom. All three rooms can be played simultaneously via Sonos speakers (e.g. radio, podcasts, Spotify, etc.).

The apartment is top renovated and has many great extras, such as exposed brick wall arches, stucco moldings, lots of LED ceiling lights, a plexiglass panel embedded in the wall with backlighting (so that the apartment can be made extremely bright even on gray days). There is also a decorative fireplace in the living room, which creates a wonderfully cozy, warm atmosphere with firewood on cold winter days.

Further equipment: washing machine, dishwasher, induction stove with extractor hood, fridge/freezer, sofa, beanbag, dining table with 4 chairs, high-speed cable internet (250 Mbit/s download, 50 Mbit/s upload). Stand mixer, coffee machine. The apartment is heated by a gas hot water boiler in the bathroom. Thanks to its corner location, it stays pleasantly warm in winter without having to heat much. The apartment has no cellar or elevator.

The rent is 1,300 euros per month including all utilities (electricity, water, gas heating, high-speed cable internet) - no additional costs.

The deposit is 1,300 euros and will be refunded upon proper return of the apartment.
My property management has been informed and a temporary subletting agreement will be concluded.
