Gemütliche Wohnung in Eimsbüttel zur Zwischenmiete (März/April-Juli 2025)

Hallo! Ich bin Hella (41) und wohne in einer charmanten 3-Zimmer Altbauwohnung am Rand von Eimsbüttel in der Thusneldastraße, die ca. 60 qm groß ist. Die Wohnung befindet sich im Hochparterre und hat einen Balkon mit direktem Zugang zum schönen Hausgarten – einfach perfekt, um die Ruhe zu genießen. Da das Haus an einer Einbahnstraße liegt, ist es hier besonders ruhig.

Von Februar bis Ende Juli 2025 werde ich ein Sabbatical machen und von März bis Anfang Juli auf Reisen sein. Daher möchte ich meine Wohnung (außer meinem kleinen Schlafzimmer) untervermieten. Der Einzug wäre idealerweise im März oder April, und der Auszug sollte im Juli erfolgen.

Die Wohnung ist sehr gemütlich und gut ausgestattet: Eine praktische Küche mit Balkon und Gartenzugang, ein kleines, aber sehr feines Bad und ein schönes Wohnzimmer laden zum Wohlfühlen ein. Für 800 Euro im Monat ist wirklich alles dabei – Nebenkosten, Internet und Telefon. Lediglich eine Kaution von 2 Monatsmieten fällt einmalig an.

Aktuell suche ich spontan eine neue Zwischenmieterin, da meine bisherige Mieterin kurzfristig auszieht. Ich würde mich freuen, eine berufstätige Frau als Nachmieterin zu finden, die sich hier genauso wohlfühlt wie ich.

Bis zum 28. Februar bin ich noch für persönliche oder Videobesichtigungen da. Danach kann meine derzeitige Mieterin die Wohnung zeigen.

Hello, I'm Hella (41) and I live in a charming 3-room flat in an old building on the edge of Eimsbüttel in Thusneldastraße, which is about 60 square metres in size. The flat is on the mezzanine floor and has a balcony with direct access to the beautiful garden - perfect for enjoying the peace and quiet. As the house is located on a one-way street, it is particularly quiet here.

I will be taking a sabbatical from February to the end of July 2025 and travelling from March to the beginning of July. I would therefore like to sublet my flat (except for my small bedroom). Ideally, I would like to move in in March or April and move out in July.

The flat is very cosy and well equipped: a practical kitchen with balcony and garden access, a small but very nice bathroom and a beautiful living room invite you to feel at home. For 800 euros a month, everything is included - utilities, internet and telephone. There is only a one-off deposit of 2 months' rent.

I am currently looking for a new temporary tenant as my current tenant is moving out at short notice. I would be delighted to find a working woman as a new tenant who feels just as comfortable here as I do.

I am still available for personal or video viewings until 28 February. After that, my current tenant can show the flat.
