The apartment is centrally located in Geidorf (near Hasnerplatz).

The nearest bus stop can be reached in just about 2 minutes walk, the tram stop in about 5 minutes. Shops of daily needs are also close. The bike will take you to the Graz School of Education in just 3 minutes and to the University of Graz in about 10 minutes. Graz city centre can be reached by bike in just 8 minutes.

Die Wohnung befindet sich in zentraler Lage in Geidorf (Nähe Hasnerplatz).

Die nächste Bushaltestelle ist in nur etwa 2 Minuten zu Fuß erreichbar, die Straßenbahnhaltestelle in rund 5 Minuten. Geschäfte des täglichen Bedarfs liegen ebenfalls in unmittelbarer Nähe. Mit dem Fahrrad gelangt man in nur 3 Minuten zur Pädagogischen Hochschule Graz und in etwa 10 Minuten zur Karl-Franzens-Universität Graz. Die Grazer Innenstadt ist mit dem Fahrrad in nur 8 Minuten erreichbar.

The heating (night storage - running with electricity) and electricity costs in the past were between EUR 80,- and EUR 90,- per month and are still at the above mentioned costs. However, these costs are heavily dependent on consumption and are to be registered and paid by the tenant himself. The windows and the balcony doors were only renewed in November 2024 and the insulation value increased, so there is no current comparison.

The photos of the apartment are already somewhat older, but show well the empty rooms or the room layout. The windows and the balcony doors were thermally renovated in November 2024 and replaced for new ones. Rolling shutters are therefore also present. The apartment is currently rented until the end of May 2025, but can be visited after consultation.

Die Heiz- (Nachtspeicher - läuft mit Strom) und Stromkosten lagen in der Vergangenheit zwischen EUR 80,- und EUR 90,- pro Monat und kommen noch zu den oben angeführten Kosten dazu. Diese Kosten sind jedoch stark vom Verbrauch abhängig und vom Mieter selbst anzumelden und zu entrichten. Die Fenster und die Balkontüre wurden erst im November 2024 erneuert und der Dämmwert erhöht, daher liegt kein aktueller Vergleich vor.

Die Fotos der Wohnung sind schon etwas älter, zeigen jedoch gut die leeren Räumlichkeiten bzw. die Raumaufteilung. Die Fenster und die Balkontüre wurden im November 2024 thermisch saniert und gegen neue ausgetauscht. Rollläden sind deshalb auch vorhanden. Derzeit ist die Wohnung noch bis Ende Mai 2025 vermietet, kann jedoch nach Rücksprache besichtigt werden.

Befristung: 3-4 Jahre mit Option auf Verlängerung
