Location
The beautiful district of Schwanheim directly on the Main and Stadtwald is only approx. 7 km from Frankfurt city centre. Good shopping and entertainment in the district. Despite the central location to Frankfurt Airport, no air traffic noise is heard, as the runways run parallel to the district.
The city centre and its districts, the Industriepark Höchst, the airport and the university are easily accessible by public transport, by bicycle or car. Distance by bike directly on the Main towards downtown approx. 25 minutes with skyline view!
Tram line 12 runs directly from Schwanheim to downtown, alternatively tram line 11 to a few bus stations from Nied. S-Bahn connections from Höchst and Niederrad.
Bus 51 Direction Industriepark Höchst / stop directly at tram station Nied Church in about 7 minutes, connection to tram line 11 direction downtown / direction Triftstrasse Niederrad tram line 12 and 21
Bus 62 directly to Terminal 1 / Terminal 2 in 15-20 minutes

Lage
Der schöne Stadtteil Schwanheim direkt am Main und Stadtwald gelegen nur ca. 7 Kilometer von der Frankfurter Innenstadt entfernt. Gute Einkaufs- und Ausgehmöglichkeiten im Stadtteil. Trotz der zentralen Lage zum Frankfurter Flughafen hört man keinen Fluglärm, da die Start-/Landebahnen parallel zum Stadtteil verlaufen.
Die Innenstadt und deren Stadtteile, der Industriepark Höchst, der Flughafen sowie die Universität sind mit öffentlichen Verkehrsmitteln, mit den Fahrrad oder dem Auto gut zu erreichen. Entfernung mit Fahrrad direkt am Main Richtung Innenstadt ca. 25 Minuten mit Skylineblick!
Straßenbahnlinie 12 fährt direkt von Schwanheim in die Innenstadt, alternativ Straßenbahnlinie 11 nach wenigen Busstationen von Nied aus. S-Bahn-Verbindungen ab Höchst und Niederrad.

WG life
In short words, “a feel-good-wg”, in which everyone has always felt very comfortable. Currently, 6 students / trainees / professionals live in the house (currently 4 women and 2 men) who also spend time together.
The WG-Haus / Hof / Garden is available to all residents and you are not only limited to its WG room. The beautiful large communal rooms as well as the yard / garden invite you to the common hours, but you can also retreat well and have your rest. All current residents have been friends, do something together and feel very comfortable in the WG House.
In the WG value is placed on cleanliness, especially in the kitchen and in the bathroom. Each resident has a "mutual task" with regard to community spaces per week. Shared rooms and staircase / windows / yard are divided with a weekly plan for cleaning among residents. Garden care is currently taking over a garden company, but it is also possible to carry out small plantings – Homegarding / Hochbeet are currently in the trend!

WG-Leben
In kurzen Worten „eine Wohlfühl-WG“, in der sich bisher alle immer sehr wohl fühlen. Aktuell wohnen 6 Studenten / Auszubildende / Berufstätige im Haus (aktuell 4 Frauen und 2 Männer), die auch gemeinsame Zeit miteinander verbringen.
Das WG-Haus / Hof / Garten steht allen Bewohnern zur Verfügung und man ist nicht nur auf sein WG-Zimmer beschränkt. Die schönen großen Gemeinschaftsräume sowie der Hof / Garten laden zur gemeinsame Stunden ein, aber man kann sich auch gut zurückziehen und seine Ruhe haben. Alle derzeitigen Bewohner haben sich angefreundet, unternehmen auch mal was gemeinsam und fühlen sich im WG-Haus sehr wohl.
In der WG wird Wert auf Sauberkeit gelegt, vor allem in der Küche und im Bad. Jeder Bewohner hat pro Woche eine "Putzaufgabe" bzgl. Gemeinschaftsräume. Gemeinschaftsräume und Treppenhaus / Fenster / Hof werden bzgl. Reinigung unter den Bewohnern mit einem Wochenplan aufgeteilt. Die Gartenpflege übernimmt derzeit eine Gartenfirma, gerne können aber auch selber kleine Bepflanzungen vorgenommen werden – Homegarding / Hochbeet sind gerade im Trend!

onstrategy
Additional costs/reposals are paid monthly with the rent and are charged annually proportionately. These also include an Internet and telephone rate in all German networks.
In case of interest, visits can be agreed at short notice. Interested people get a phone number of residents so that appointments can be made directly. In the end, the personal impression and the WG residents should understand each other, so just make an appointment for a visit and to know each other. I will only come to this later if there is a binding commitment from all sides :-).

onstiges
Nebenkosten/Umlagen werden monatlich mit der Miete bezahlt und jährlich anteilig abgerechnet. In diesen ist auch eine Internet- und Telefonflatrate in alle deutschen Netze enthalten.
Bei Interesse können Besichtigungen kurzfristig vereinbart werden. Interessenten bekommen eine Telefonnummer der Bewohner, damit Termine direkt ausgemacht werden können. Letztendlich zählt der persönliche Eindruck und die WG-Bewohner sollten sich untereinander verstehen, also einfach mal einen Termin zur Besichtigung und zum Kennenlernen ausmachen. Ich komme erst später dazu, wenn es eine verbindliche Zusage von allen Seiten gibt :-).

Ich als Vermieter wohne nicht selbst fest im Haus, bin aber jederzeit ansprechbar.
