In addition to the consumption cost package for electricity, gas, water and waste water (orientated at the consumption 2011, i.e. the first full year with PV), all the usual operating costs (Schornsteinfeger/CO measurements, fire insurance, garbage collection, ground tax, surface water) are also included GEZ/contribution service!!!!
In view of the considerable increase in gas and electricity costs, the landlord must reserve the right to charge a surplus of the flat rate (as of 2023-01-31)!

In each case:
With use of kitchen (9 m2, gas stove m. gas oven, dishwasher, microwave, hot air fryer etc.), 2 toilets (m. 1-2 showers & tubs), garden (1 to 2 small beds can be planted as desired by tenant/in), n.V. workshop, tool can be set, bicycle cellar/ storage room, small balcony,
Garden is also suitable for small celebrations (very nice or no neighbors around it, grilling OK).


Additional costs are kept low and stable by dispensing with counter costs, own photovoltaics and contracts with suppliers that are favourable throughout Germany, self-responsibility and economical handling of energy is expected.

Therefore, from May - Sept and 50 € WENIGER NK-Pauschale, i.e. less for consumption-independent operating costs PLUS Gas, Electricity, Water and Wastewater (orientated, inter alia, at consumption values p.P. of 2011 with compliance with the domestic regulations).

The GEZ fee (17.98 €) due for households since 1.1.2013 is already included in this price, as well as all other operating costs (basic tax, garbage collection, chimney sweep etc.)! Fire insurance, no liability!

Optional costs are not included in the above-mentioned package:
--- 5.- € per month additional (2.) WLAN+LAN (1und1), otherwise free radio routers on 2 levels
--- 20.-€ (Azubis, students) or 25.- (other) per month washing machine use incl. Maintenance and repurchase. (No cost in months without use, alternative n.V. from 5.- per machine with rare use, the 5.-€/month less after one- and two-year stay, if purchase of new WaMa is necessary).
--- Count-dependent supplement to the total operating and consumption cost package as compensation for the massive increase of the gas and electricity consumption prices is not excluded. Can be dispensed with if the room is used below average, even if repayments are to be broken down.

In case of desired double occupancy of the 2 rooms, correspondingly higher but less than double Calculation of the consumption cost package (currently 15/month. Summer rate, 50/month winter rate).

Einbezogen sind neben der Verbrauchskostenpauschale für Strom, Gas, Wasser+Abwasser (orientiert am Verbrauch 2011, d.h. erstes volles Jahr mit PV) alle üblichen Betriebsnebenkosten (Schornsteinfeger/CO-Messungen, Feuer-Versicherung, Müllabfuhr, Grundsteuer, Oberflächenwasser) auch GEZ/Beitragsservice !!!!
Angesichts v.a. stark gestiegener Gas- & Stromkosten muss sich der Vermieter vorbehalten, ggf. ein Übersteigen der Pauschale ergänzend zu berechnen (Stand 2023-01-31) !!

Jeweils dazu:
Mitbenutzung von Küche (9 m2, Gasherd m. Gasbackofen, Geschirrspülmaschine, Mikrowelle, Heißluftfritteuse u.a.), 2 WCs (m. 1-2 Duschen & Wannen), Garten (1 bis 2 kleine Beete können nach Belieben von Mieter/in bepflanzt werden), n.V. Werkstatt, Werkzeug kann gestellt werden, Fahrradkeller/ Abstellraum, kleinem Balkon,
Garten eignet sich auch für kleine Feiern (sehr nette oder keine Nachbarn drumrum, Grillen OK).


Nebenkosten werden durch Verzicht auf Zählerkosten, eigene Photovoltaik und Verträge mit bundesweit günstigen Anbietern niedrig und stabil gehalten, Eigenverantwortung und sparsamer Umgang mit Energie wird erwartet.

Daher von Mai - Sept bzw. 50.- € WENIGER NK-Pauschale, d.h. weniger für verbrauchsunabhängige Betriebskosten PLUS Gas, Strom, Wasser und Abwasser (orientiert v.a. an Verbrauchswerten p.P. von 2011 mit Einhaltung der Hausordnung).

Die seit 1.1.2013 für Haushalte fällige GEZ-Gebühr (17.98 €) ist in diesem Preis bereits mit enthalten, ebenso alle weiteren Betriebskosten (Grundsteuer, Müllabfuhr, Schornsteinfeger usw.)! Nur Feuerversicherung, keine Haftpflicht!

In der o.g. Pauschale nicht enthalten sind optionale Kosten,:
--- 5.- € pro Monat zusätzliches (2.) WLAN+LAN (1und1), ansonsten Freifunk-Router auf 2 Stockwerken
--- 20.-€ (Azubis, Studierende) oder 25.- (andere) pro Monat Waschmaschinen-Nutzung inkl. Wartung und n.B. Neukauf. (Keine Kosten in Monaten ohne Nutzung, alternativ n.V. ab 5.- pro Maschine bei seltener Nutzung, jew. 5.-€/Monat weniger nach ein- und zweijähriger Wohndauer, wenn Kauf neuer WaMa entbehrlich).
--- Zählerabhängige Ergänzung zur Gesamt-Betriebs- und Verbrauchskostenpauschale als Ausgleich für die massive Erhöhung v.a. der Gas- & Strom-Verbrauchspreise wird nicht ausgeschlossen. Kann bei unterdurchschnittlicher Nutzung des Zimmers selbst dann entfallen, wenn Nachzahlungen aufzuteilen sind.

Bei erwünschter Doppelbelegung der 2 Zimmer entsprechend höhere, aber geringer als doppelte Berechnung der Verbrauchskostenpauschale (aktuell 15.-/Mon. Sommertarif, 50.-/Mon. Wintertarif).
